Job Description
Property Maintenance & General Handyman
Full-Time 35–45 Hours Per Week
We are seeking a dependable, hardworking, and versatile Property Maintenance & General Handyman to assist the owner of a property management company with a variety of maintenance, repair, and property-related responsibilities.
This is not a position where every day will look the same. Work will take place at various rental properties/job sites as well as the owner's private residence and property, depending on the needs of the day.
The ideal candidate is someone who is handy, self-motivated, dependable, flexible, and comfortable figuring things out. You do not need to know how to do absolutely everything, but you do need to recognize when you don't know something, communicate that, ask questions, and be willing to learn.
What You'll Be Doing
Responsibilities will vary and may include:
General home and property repairs
Basic maintenance and handyman work
Minor carpentry and repair projects
Replacing or repairing doors, locks, handles, fixtures, shelving, and other household items
Basic painting, patching, caulking, and finishing work
Troubleshooting minor maintenance problems
Property upkeep and preventative maintenance
Assisting with rental property maintenance and turnovers
Picking up materials or supplies as needed
Helping maintain the owner's home and surrounding property
Routine pool and outdoor property maintenance
Garden, yard, and seasonal property projects
Cleaning and organizing work areas after projects
Assisting with larger projects alongside other workers or contractors
Learning recurring maintenance routines and completing them independently
Handling miscellaneous projects and tasks as needs arise
Many of the projects involved are the types of repairs and maintenance an experienced, handy homeowner would typically be comfortable performing.
For work requiring a licensed professional or specialized contractor, you will not be expected to pretend you are one. Good judgment includes knowing when a project is outside your experience or ability.
What We're Looking For
The right person will:
Be dependable and show up when scheduled
Be available approximately 35–40+ hours per week
Have a positive attitude and willingness to help
Be flexible when priorities or work locations change
Be comfortable working at both private residences and rental properties
Be able to take direction and follow through on assignments
Be able to work independently without constant supervision
Work well alongside other employees, contractors, and property management staff
Have good common sense and problem-solving abilities
Communicate clearly when they have questions or need additional direction
Be willing to learn new tasks and routines
Take pride in completing work correctly rather than simply getting it done
Treat homes, tenants, owners, tools, equipment, and property with respect
Be trustworthy and responsible when working independently on private property
Requirements
Applicants must have:
A valid driver's license
A reliable personal vehicle
Current automobile insurance
A working cell phone
Their own basic hand and power tools
General handyman, maintenance, construction, property maintenance, or similar practical experience
The physical ability to perform routine property maintenance and repair work
The ability to travel between job sites as needed
Specialty tools and equipment can be provided when a particular project requires them.
Experience
We value practical ability, reliability, judgment, and willingness to learn.
You may be a good fit if you have experience in:
Property maintenance
Apartment or rental maintenance
Handyman services
Residential construction or remodeling
Carpentry
Facilities maintenance
Home repair
General labor with repair or maintenance experience
Maintaining your own home, acreage, rental properties, or similar property
Formal training is helpful but is not necessarily required. Being capable, dependable, teachable, and able to use good judgment matters.
Important: This Is a Flexible Position
This position is best suited for someone who likes variety.
Some days may involve several small repairs at rental properties. Other days may be spent working primarily at the owner's residence completing maintenance, outdoor, pool, garden, organization, or improvement projects.
Priorities can change based on maintenance requests, weather, property needs, and unexpected repairs.
If you need every day to follow exactly the same schedule and job description, this probably will not be the right position. If you enjoy staying busy, solving problems, learning new things, and having different projects to work on, you may be an excellent fit.
What Matters Most
We are looking for someone we can trust and depend on.
You don't have to know how to fix everything.
You do need to be willing to say, "I'm not sure how to do this. Can you show me?" rather than guessing, ignoring the problem, or doing something incorrectly.
Communication, common sense, dependability, flexibility, and a good attitude are extremely important in this position.
