On-call 24/7 - Construction Supervisor, Project Manager and Office Manager (simultaneously)
•Construction Supervisor/Project Manager - (hands on/on-site in all weather/elements) – Part modular w/2nd floors and attached garages built on-site. Each unit has a full basement. Was accountable for all aspects of the project from conception to closing. Ordered modular boxes, reviewed and signed off on all Midstate/Signature Building Systems contracts, production design plans, and change orders. Involved in selection and approval of vendors. Tracked and monitored expenses. Planned and arranged delivery, set, completion and closing dates. Generated schedule, work orders, and supervised daily production to ensure project timing remained on track. Scheduled and supervised on-site daily subcontractors (i.e. insulation, painting, electric, HVAC, plumbing, fireplace installs, hardwood, carpet, tile, fencing, siding, framing, landscaping, sheet rocking, roofing, BR closet shelving). Conducted safety and quality control checks regularly. Took pictures to recover damaged or missing items and submitted to Signature Building Systems (Won 2006 National Builders Association Award for Best National Builders of Modular Homes from Holly Farm project Model Home photos) for repair and/or refunds. Coordinated, scheduled and supervised repairs (subcontractor and/or Signature Building Systems), obtained building permits prior to, and Certificates of Occupancy upon completion of unit inspections, responded to RFI’s (requests for information), paid taxes/water & sewer dept.'s as needed. Obtained signatures of subcontractors for all Lien Waivers. Created and updated timelines as needed. Scheduled and attended unit town inspections and buyer pre and final walk-thru’s. Scheduled buyer closings. Generated/scheduled/supervised any follow-ups needed and/or buyer punch list items for completion. Provided excellent customer service. Primary point of contact for all.
