7/08-11/10: RC-Dolner: NYC based Commercial General Contractor focusing on Corporate Interiors, Shopping Malls, and High Rise Condominiums.

Sr. Project Superintendent: Experience in steel structures, interiors, elevators, HVAC, MEP and general building construction, as well as constructability reviews of plans. Experience in construction management duties for the owner’s such as processing RFIs, RFPs, change orders, submittals, daily reports, and weekly meetings.

Organize and allocate workforces in various areas to maintain adequate manpower for the scheduled construction activities

Managed the construction of a 550,00sq ft mall core &shell including Costco, Target, Best Buy and Marshall’s.

Meet with owner’s rep weekly to discuss schedule, change orders, work in place and an overall progression of the project.

Manage contractor’s execution of work through completion of project, including change orders, payment requests, and schedules

Have weekly meetings with supers to outline the weeks work in place including all site logistics.

Write daily man count reports including all work in progress.

Run weekly meetings with subcontractors outlining 2 week look ahead, safety issues, logisticians, and any job related problems.

Meet with Con Ed for weekly on site meetings for the construction of a 12 compartment roof top vault.

Managed the entire punch list for the Lincoln Center project. Meet weekly with owner reps to discuss punch list/new work.

Project includes:

East River Plaza: A 300 million dollar project including a 550,000 sqft steel super-structure (Shopping Center) with a six level pre-cast concrete parking garage. Union project

Lincoln Center: A 100 million dollar restoration of the lower concourse, exterior plaza, N/S exterior ADA ramps, with two new pedestrian tunnels, and a new MTA entrance. Union project

3/07-7/08: Leyland Alliance: Tuxedo, NY a Commercial and Residential developer focusing on TND (Traditional Neighborhood Design) and mid-rise multifamily units.

Project Manger:

Contract subcontractors and monitor performance to insure schedules and quality objectives are met.

Maintained a thorough understanding of the provisions and requirements of all contract documents, including plans, specifications, owner's contract, subcontracts and purchase orders.

Developed and/or analyze the preliminary project documentation, such as project code of accounts, subcontracts and purchase orders. Plan, organize, and supervise project/ communicate objectives with staff

Organized and plan the execution of the physical work. Assist in preparing new project proposals and contracting new business.

Developed project schedule and direct its long term planning and execution. Communicate/coordinate schedule & plan with subcontractors and vendors.

Maintained strict control of the project budget for each work activity. Report monthly on the progress and current profitability of the project.

Write subcontracts and purchase orders for field generated purchases and contracts. Review and approve subcontractor and vendor invoices and change requests.

Execute the project safety program. Initiate weekly project safety meetings for on-site supervisors and labor force. Prepare, quote, and negotiate contract changes with vendors. Executed contractor check list and scopes of work for project.

Warwick Grove: A commercial and residential development consisting of 220 units of mixed muilti-family, townhouses, with a 10,000sqft community center

08/03 – 2/07: Ginsburg Development Companies: Valhalla, NY A 43-year-old construction company focused on the construction of multi family, condominiums, single-family homes, apartments, active adult, and mixed use products.

Construction Manager:

Monitor and coordinate contractors on job. Ensure that contractors adhere to plans and specifications. Identify and resolve field condition problems.

Write weekly construction project reports. Review working drawings and administers change order procedures and contractor purchase orders.

Schedule and run weekly meetings with trade contractors and also hold weekly meetings with on site staff of 8 Superintendents. Adhere to a fast track construction schedule with 8 to 10 closings a month.

Schedules and direct activities of architects/engineers and informs development group or Regional Vice President of construction

Interface with Development Group to assist in drawing and specification preparation, plus review pricing and consultant/construction contracts.

Maintains a positive relationship with lender and all city officials. Ensure compliance with all applicable building codes.

Projects include:

Fairways Wallkill NY. $150 million dollar development, 217 units, multi family, condominiums, single family homes ranging between 1300 sq ft and 3000 sq ft. with a 4000sqft clubhouse. All buildings were pre-fabricated panel construction.

Chapel Hill Peekskill NY. $100 million dollar development of 200 multi family townhouses with 24 loft style units from a 100 year old building that was renovated. 1200sqft to 3000.

11/2000 – 05/03: Velocita Corp. Herndon VA. Privately owned new telecommunication company building a nation wide fiber optic network

Northeast Operations Manager:

Oversaw and helped develop the construction of a nation wide fiber optic network for AT&T

Managed the construction of sites in the Northeast region ranging from 7,000 to 10,000 sqft.

Set up all contracts and traveled to all sites in my area.

Review project-specific integrity of drawing (plan check); provide feedback to architectural and engineering groups.

Was responsible to hire construction superintendents to oversee all the construction.

Resolve project-specific issues with vendors, consultants and municipalities.

1980- 01/00: Four Season Custom Homes Sullivan County NY. Privately owned residential developer building 25 custom homes per year.

Construction Manager

Coordinates scheduling of staff, subcontractors, and deliveries to ensure timely completion of work to meet or exceed deadlines.

Meet with building inspectors and reviewed plans and structural changes formulate reports concerning such areas.

Meet with owners, architects, and engineers to define goals, objectives and standards.

Negotiated contracts, change orders, and additional work orders, executes final punch list and obtains sign off by owner.

Responsible for the construction of 500 custom homes ranging from $500,000 to $2,500,000.
