Major Career Accomplishments

• CM and GC for Giorgio Armani and Emporio Armani flagship stores on Madison and 65th, and Madison and 57th respectively constructed and opened simultaneously realizing an overall budget savings of $4.6 million (15%).

• Directed the design development, implementation, reconstruction and in-house relocation of approximately 6,500 employees within existing 1 million square foot office building for Mobil Corporation Corporate Headquarters.

• CM for Mobil United States Division Headquarters new building design, construction, finish out and occupation of some 465,000 square foot by approx. 3,500 employees relocated from NY to VA. Facility included 125 acre site development, above and below ground parking, dining facilities for seating of 1,000 employees, indoor Olympic swimming pool, fitness and medical center, and multi purpose training facility.

Summary of Qualifications

• Responsible for managing the planning, design and construction of interior and exterior projects. Developed campus like site master plan from building structure design concept through open plan furniture development and standards configuration.

• Identify required work, develop specifications, bid out contract documents, negotiate pricing and award contracts, prepare schedules and monitor progress through project closeout.

• Manage project staff members and contractors to ensure proper supervision of tradesmen, equipment, materials and workmanship are properly provided and conform to budgets, contract specifications and plans.

• Schedule project meetings, review and maintain Architects and Engineers plans for record, prepare progress and budget reports for management review and invoice processing.

• Develop as owner representative and follow through on clients’ expectations on completing projects to their satisfaction.

Professional Experience

Owners Representation/Facilities Management

• Perform inspections of both existing and new proposed lease buildings for conformance to build out/renovation scopes of work and suitability to space requirements.

• Manage local and company wide projects maintaining full intent of owners, clients’ expectations and satisfaction of objectives.

• Identify work required, develop specifications with Architects and Engineers, evaluate bids, award contracts and monitor construction progress to completion and turnover.

• Develop and maintain professional relationships with employees, consultants, contractors, tenants and landlords.

• Establish capital expenditures budget, maintenance and operations budgets to continue office environmental quality as required by corporate guidelines.

• Monitored purchasing and procurement, security, fire/life safety and food services.

Building Management

• Management responsibilities for engineering, in-house maintenance construction trades, janitorial and porter staffs, operational reporting of security, life/safety and vertical transportation systems.

• Monitor, enforce and maintain current knowledge of building and environmental codes and requirements to assure code compliance.

• Oversight of owned /leased corporate office space, tenant build outs and furthered on-going professional relationships with subtenants/landlords.

• Executed and monitored building operating budgets, expense tracking, variance reporting, forecasting and re-forecasting.

Construction and Project Management

• Capital project development scopes of work, preparation of budgets, bidding plans and specifications, tracking RFI’s, award of contracts and monitoring construction.

• Responsibility for managing clients’ consultants in the planning and design for implementation of construction projects and expedite/value engineer on behalf of client.

• Management of projects, consultants, contractors and vendors to assure proper supervision, adherence to specifications and plans, monitor quality of workmanship.

• Coordination of project meetings, assures maintaining of established and approved schedule, track budget vs. actual costs, review Change Orders for appropriateness to plans and costs.
