PROJECT HIGHLIGHTS

• Successfully negotiated telecom (Internet/TV) contracts for two projects under Emerald Fund involving more than 230 condominiums and 370 apartments, saving owner more than $85K ($35K – condos/$50K – apartments).

o Devised a multi-year, residual-share commission plan to benefit the condo HOA and real estate development company.

• Provided cash return in excess of $135,000 from landlord / tenant improvement escrow account by organizing and implementing outstanding permitted life safety improvements as tenant contract required.

• Facilitated future lawsuit mitigation by creating/implementing a remediation/quality control program for use during construction.

o Took the initiative to assume point of contact role, as owner’s representative to avoid delays or miscommunications during personnel replacement.

o Ensured project progress consistency and effective communication having replaced prior project manager

• Turned around project inspection situation involving Machine Room-Less (MRL) elevator (installed by prior construction firm) with jump requirement for adding three levels to existing parking structure.
