5/2005 to 9/09

As an OAR on multiple school projects duties included; scoping and aiding Central LAUSD (M&O-Project Execution and Project Requirement Group) and Local Region-3 groups. Operated on behalf of LAUSD to aid project design completion and construction while addressing problematic design elements. Managed construction activities for HVAC, safety and technology, electrical, plumbing, flooring, roofing, and fire alarms. As Project Manager in Project Execution Group (PEG) of M&O Central used sound judgment to complete deferred and bond projects from conception through completion and closeout. Reviewed contractor’s proposals against drawings, specs and contract documents comparing against local labor and materials costs. Handled approximately $20M for multiple HVAC and plumbing projects in most recent position as OAR.

Lender/Owner Representative -- Ocean Towers Project, Santa Monica (approximately 320 apartment units in two high rise buildings) Project included the $70M refinancing of the commercial/residential properties with responsibilities as a lender representative including the monitoring of construction budgets to ensure project scope and construction were in full conformance to specifications, and schedules. Handled daily aspects of contract administration and subcontracting, having direct interaction with architects and contractors. Coordinated pre-construction, weekly, and wrap-up meetings with all parties involved. Work included going through punch lists for common areas and the direct management and reporting of progress in asbestos abatement, plumbing, sewer, electrical and HVAC upgrades of units and buildings. Responsible for approximately 25 separate buildings which included hi-rises, nursing homes, shopping centers, and warehouses nationwide. Involved in property condition surveys and assessments, physical needs assessments and Phase I, II & III environmental assessment.

Responsible for required site records review, government agency personnel interfacing, and property inspection. Acted as Lender/Owner Representative to verify the status of the project design and construction, bid review/evaluation, selection of consultants/contractors, contracts, payments, change orders and review and approval of design and construction.
