Real Estate Sales

Development Experience

Started a real estate development company specializing in the development of residential subdivisions and commercial warehouse buildings. Responsible for all aspects of development including site acquisition, building plans, engineering, approvals, financing, construction, sales, leasing, and accounting.

• Developed a 24-lot, high-end subdivision on 63 acres.

• Developed four warehouse buildings with more than 45,000 s.f. of building area.

Financial negation skills were honed as a vice president of a major real estate development company. Responsible for both project finance and site acquisitions.

• Handled the acquisition of more than $100 million of construction, permanent, and commercial credits. Managed existing banking relationships in addition to establishing six new sources for loans. Prepared and submitted all loan packages to lenders. Negotiated loan structure, pricing, and documentation.

• Managed the acquisition of approximately 20 separate properties having a combined value exceeding $30 million. Duties included locating potential sites, feasibility analysis, contract negotiations, and overseeing all closings.

Construction Management

Owned and operated a construction company in Westminster, CO specializing in the design and construction of basement build-outs. Built the company up to be one of the largest construction companies of this type. Responsible for management of the company, sales, marketing, design work, bidding, and construction supervision. Successfully sold the company in December 2001.

Real Estate Loan Consulting

Performed loan due diligence on more than 50 financial institution in over 20 cities. Became experienced in RTC work, whole loan sales, securitization, the assignment process, business loan reviews, and DIV analysis. Managed and supervised four different projects involving training, quality control, and overall liaison with senior management.

• Became extremely familiar with loan documentation and loan practices f numerous financial institutions throughout the United States. Examined performing, and non-performing, and classified commercial loans ranging from $50.000 to over $150 million.

Banking Experience

Recruited for an 18-month bank management training program. Upon completion, became a construction loan officer responsible for handling banking relationships of local real estate developers.

• Managed over 10 banking relationships with total commitments exceeding $100 million. Analyzed project feasibility and borrower financial capability. Prepared and conducted presentations to real estate and senior loan committees in obtaining the approval of over $100 million in new real estate and commercial loans.

• Experienced in making loans for most product types including office, retail, industrial, apartments, land, and residential tract loans. Also experienced in providing letters of credit, lines of credit, and other commercial facilities. Responsibilities included supervision of all loan servicing, draw requests, and documentation preparation.
