Primary representative of property owners and stakeholders in complex land development projects. Key accomplishments include:
• Owner’s Representative & Project manager responsible for entitlement, design, loan closing and construction to remodel a nine acre neighborhood shopping center in the City of Los Angeles, increasing the leasable area by over 20,000 square feet and net income by over $800,000 while insuring existing business operations function successfully.
• Owner’s Representative & Project Manager for non-profit affordable multi-family developer Locating properties, negotiating purchase agreements, leading the team to design the project and obtain entitlements. Provided construction management and owners’ representation services during construction. Working on multiple projects for a total of 321 units under contract, processing for entitlements or constructed.
• Managed consultants, contractor, loan closing, loan draws, tenant improvements and lease-up for the construction of two neighborhood shopping centers. Worked closely with owners, leasing agents and tenants to complete work on time and budget.
• Project manager creating teams of architects, engineers, contractors, and leasing agents to design, entitle and lease seven shopping centers and one mixed-use site in Palm Desert, Los Angeles, Fillmore, Agoura Hills, Ventura, Nipomo, Arroyo Grande, and San Luis Obispo, California.
• Supervised consultants and prepared comprehensive due diligence, feasibility and economic analysis for land and income property buyers and sellers in Arizona and California.
• Obtained entitlements or permits from the City of Los Angeles, and Los Angeles, Ventura, Santa Barbara, San Luis Obispo and Monterey Counties and many of their cities; U.S. Army Corps of Engineers, United States Fish and Wildlife Service, California Department of Fish and Game, and Regional Water Quality Control Boards.

Executive responsible for managing complex land development projects in urban and suburban Maricopa, Pinal, and Pima, Arizona counties. Stardust Development has successfully been developing master planned communities and delivering an average of 3000 lots per year.
• Project manager responsible for consultants, attorneys, and engineers in entitlement process and systems design of a wastewater treatment plant, water wells, storage and distribution systems and transportation improvements. Processed Army Corps of Engineers permits including a Section 7 consultation with the United States Fish and Wildlife Service.
• Formulated a system to identify developable properties, evaluated sites to quickly assess political and economic viability, and negotiated agreements and opened escrows for 9920 lots in 10 projects on 5720 acres.
• Prepared financial proformas, budgets and closed escrow on five projects, yielding 5677 single lots with related multi-family and commercial uses.
• Conceptualized master planned communities and traditional subdivisions, identified target markets, supervised land planners and engineers in project development.

Responsible for acquisition, entitlements, and land development for projects located in Agoura Hills, Calabasas, Camarillo, Moorpark and Simi Valley, California. Morrison Group is a developer of prestigious and highly profitable planned communities of last move-up production and semi-custom homes.
• Project manager responsible for the design, plan approval, final maps and infrastructure construction delivering finished lots to the home building division.
• Achieved unanimous approval of Tentative Map for 562 homes in Moorpark. This project required an EIR, General Plan Amendment, Zone Change and a Development Agreement. Environmental issues involved California Department of Fish and Game, Army Corps of Engineers, United States Fish and Wildlife Service, Regional Water Quality Control Board, and California Division of Oil and Gas.
