tenant improvement allowance. Managed Core and Shell turn/over for all Cold Dark Shell, Turn Key, and Vanilla

inducement budgets. Managed core and shell turnover and landlord’s scope for CDS, turnkey, and vanilla box

Provided tenant coordination services for Queens Center Mall, 1,000,000 square foot, $400,000,000 renovation and

expansion of one of nations busiest per square foot shopping malls. Presided over tenant pre construction meetings

and reviewed contractor's insurance, permits, qualifications, and licensing. Issued punch list and monitored tenant

closeout. Released final tenant construction allowances. Coordinated base building mechanical systems and

utilities with tenant requirements. Delivered field directives to provide information on mall systems and to

maintain tenant compatibility with mall’s MEP (Mechanical Electrical and Plumbing) systems.

Utilizing personal contacts as a former union delegate, negotiated with local trade unions to make some

minor concessions. Grouped several tenants into one build out, reducing Labor cost (Shop Stewards).

Cashed in many favors earned over years of building in NYC from local contractors and passed the savings

on to Tenants, resulting in as much as 50% cost savings over original estimates passed on to tenants.

Developed and implemented a logistics plan that moved over 20 million dollars in building materials and

several hundred tons of construction debris in and out of the building without damaging finishes or

impeding Core and Shell progress, all in a four story mall with virtually no operational vertical

transportation.

at $500,000 to $1,000,000.

SARKU/MING TREE RESTAURANTS, Toronto, Canada, Onsite Project Manager, Superintendent, 1996 1997.

Held responsibility for client management, construction management, and contract management. Detailed take off

and handled bid spec estimating, schedule management, owner contract negotiations and representation,

permitting, and utilities. Prepared bid analysis, issued and negotiated job buyouts, purchase orders, and change
