11/06 Position: Building & Grounds Superintendent (76,000 sq. ft.)

Responsibilities: Budgetary responsibility for building upkeep. Planning and implementing projects to maintain building safety as well as keeping the buildings in good repair. Responsible for all contractor work that is done on the premises. Designed and developed all maintenance that is done on the buildings which includes: plumbing, heating, air conditioning, electrical, carpentry, painting and small engine maintenance and repair. Also responsible for all computers on the premises. Responsible for all custodial help with hiring and supervision of same. Responsible for all security and fire enforcement.

Achievements: This was a new full-time position . Established a parts inventory that is on hand for the normal maintenance for all buildings. A paper trail has been established of all work that has been completed thus far in order to maintain good records. Developed and delivered a new computerized work order system that keeps track of all equipment and maintenance that is done on said equipment. A complete list of reputable contractors has been established that can be relied on to do major work when needed. Implemented a program to upgrade all computers and software to keep up with the industries standards. Was instrumental in the planning and blueprinting of a 28,000 sq. ft. addition in 2000, at a cost of 6.5 million dollars.

Achievements: Total reorganization of all misc. parts and procedures in the repairing of

items. Established an inventory of spare parts needed to keep the facility running smoothly. Designed , developed, and delivered complete records of all preventive maintenance done on all equipment.
