Responsibilities include supervising a staff of sub contractors including electricians, plumbers, carpenters, roofers and general trade mechanics. Responsible for scheduling work, assigning all work requests and preventative maintenance duties on all commercial and residential projects and properties throughout Dade, Broward, Palm Beach Counties. Prepare annual maintenance budget for each property. Recommend all building renovations, upgrades and repairs. Work with the Engineering Department to prepare scope of work for capital improvement projects such as roof replacements, building additions, building renovations, HVAC change-outs and facilities painting. Review contract documents for completeness, functionality and maintainability. Request cost estimates from vendors, analyze estimates for accuracy and compare them with industry standards for reasonableness. Inspect all repair work to insure Florida State building codes are met. Inspect all work done by contractors to insure compliance with scope of work. Insure quality requirements are satisfied prior to authorizing payment. Liaison between the city, contracted vendors, utility companies and other municipalities.

Income: Give adequate notice and submit necessary documentation to banks and clients, of payments due and follow up to enable timely cash flow.

Accounting: Track income and costs for each job. Make projections of gross profit margins.
