I am an architect  with commercial background and until December 2008,  I was working as Store Design and Project Coordination  -International Projects all Americas Canada, North/Central/South America, Mexico and Caribbean -Estee Lauder co TR for some Luxury brands [Donna Karan, Tommy Hilfiger, Estee Lauder, Clinique, Bobbi Brown, Origins, MAC, etc].

Experienced in different types and projects sizes the design management work involves from start to completion: space planning, all the design development processes and plan construction stores [Branding], Interiors and fixtures, visual merchandising, signages, pelmets, etc, project coordination in/out of the country, Capital Projects budgets, bids, Awards, manages  vendors and contractors, construction processes, scheduling  planning (Microsoft Project Mngt) Capital Project-finance control and expenses, leading cross-functional teams on key projects, until the project is finished.

The project process task also includes, store fixtures and visual merchandising elements condition reports and maintenance targeting brand's and customers goals in the point of sales.. 

All the work development starts schematic layouts concepts and design for Stores/ Building/ Facilities construction maintenance.

The work is documented in  Autocad 2D Construction plans packages for Bids, documents, shop drawing approvals  for Buildings/Facilities projects and Autocad 3D modeling rendering for presentations. Samples I            Samples II             Videos.

Listing the following tasks that support the design, construction control and supervision, execution and maintenance:

1. INITIATION -Traveling to check Field Surveys/Supervises building/sites/spaces assigned. Review and inspect all building and field conditions. Planning, organization and creates survey-measures detailed plans. It creates reports of a field/construction condition. It evaluates estimates, costs, time lines and Capital Project. Works close with Finance. It develops predesign and space planning packages. It creates a Master Schedule with date's phases assuring project delivery on time. It selects qualified General Contractors for bid offering. It prepares qualified bid offering, budgets and variety. It negotiates beneficial terms and prices with contractors.

2. PLANNING Design projects. It provides preliminary concepts and finals Store Design Package (store and fixtures architectural plans in Autocad 2D and 3D renderings). It manages space planning drawings. It sends final packages for approvals. It prepares corporate layouts for client's negotiation. Runs design agreement and approvals for project execution. Checks “Building Code” / provides electrical/ MEP /Air conditioner plans for contractors/bids. Updates meetings with teams and contractors. Following standards and specifications for installation. Frequently, reports have to be sent to teams, contractors and client -locally, Nationally and Internationally. Checks outgoing bids. It resolves hands on every conflict or issue related to the process. Review contract store documents, budgets, construction agreements and local building codes approvals.

3. EXECUTION -Project's Execution and Supervision. Planning and Scheduling projects, Integration, Scope, Time and Execution, Costs, Quality., Resources, Communication, Project Risks and Procurement. Expediting processes on a site between professionals involved, contractors and client. It provides to continue support, reviewing and approving Autocad shop drawings for contractor work and production.·Controls contractors work ensuring work and fabrication follows shop drawings, guidelines and standards. Interchange material samples to the contractor/shop fitter to control quality and specifications. Following up contractor construction trough the different stages of production until is finished (visits, pictures and evaluation). Field staff as partnership collaboration to optimize team's work. Build  a close relationship with teams, clients, contractors, management line -strong commitment in shared goals/ in company's benefits. Works in stakeholders, customer satisfaction and company's goals.

4. CONTROL -Construction Coordination and Work process. Checks the contractor followed the complete design and detailed packages. It coordinates and checks contractor execution dates, teams arrival dates and everything is matching for projects finishing purposes. Finance objectives, Budgets and Capital Project control: Review of Capital Project and budget allocated during the process, by project and by client. It meets estimated budget. Check Bid and Award Packages, Requests and Tracking control. Assure a Capital project is closed ready to bill the % partnership to the retailer/clients. It maintains continuous reports, improvements and project ownership.Works in stakeholders, customer satisfaction and company's goals.

5. CLOSING -Project and Installation completed - Project finished. Work supervision for approvals -or not for 10% retained. A punch list for replacements or repairs if it is necessary. Complete Maintenance report and execution for building construction, interiors, fixtures, signs, shelf talkers, communication bands, etc. Closing the work/project and work with finance to collect everything is needed to close the project contracts.
