Directed all day to day operations for a unique 106,000 SF museum quality facility located on the Museum Mile. Managed a staff of 15, Reception, Security, Shipping/Mailroom, Maintenance and Engineering. Scheduled and trained maintenance staff in implementing a systematic approach to work orders while carrying out a preventive maintenance program for all plant operations. Prepared specifications, work scopes and bid packages for contracted projects, monitored critical path and approved disbursements. Managed all plumbing, electrical, HVAC (Chillers, Cooling Tower and Air Handlers) and internal renovation projects reducing related costs. Provided technical support for additional 150,000 square feet of sub-leased space, with high profile sub-tenants. Prepared specifications/work scopes for outsourced renovation/improvement projects and repairs that required licensed professionals via bid process. Scheduled and effectively negotiated reduced costs by approximately 25% for the majority of our projects. Analyzed and supervised contracted projects to assure code compliance (ADA, DOB, and OSHA).
