HIGHLIGHTS OF QUALIFICATIONS
Developed and managed a 450 acre commercial and industrial park under budget and on schedule. Secured a joint venture partner for the infusion of capital. The plan was executed by managing fiscal proformas, venture and governmental communications, design and construction issues, and marketing of the development.
Succeeded in meeting the projected financial proforma of company and venture partner. The projected financial analysis of the project indicated the most probable return would be $35 M. The first sale was for sites selling for $10 M.
Developed an application for a HUD 202 Affordable Housing Grant and was awarded a grant for the construction and development of a 63 unit Senior Apartment Building. Developed the site and plans for the construction. Led the construction efforts.
The application was approved by HUD and was selected from other applications to be awarded a $6 M grant. The project was designed and built within budget, on schedule, and rented to qualified senior citizens.
Secured a site for a six story office building, negotiated contracts, managed the design process and contractor selection. Arranged a presentation of the proposed building to a major tenant which resulted in the pre-leasing of an entire floor that was instrumental in securing financing for the project.
The building was developed on time and within budget, and generated a $1 M profit to the company when sold.
Developed a plan to liquidate a company's nation-wide non producing contaminated assets through communications with known businesses seeking expansion into selected markets.
Succeeded in liquidating 172 assets within fourteen months for a $21 M infusion of capital back to the company.
Managed the remodeling of a facility by negotiating the relocation of an adjacent building by securing a site and constructing a new building for the owner. Negotiated contracts with architects and contractors and communicated the remodeling process with the existing tenants.
The facility was remodeled without interruption of the tenants businesses.
Negotiated with a U.S. Congressman in Washington, the first joint venture, for profit in the United States between the National Parks Department and a private development company utilizing federal land. A need existed for an upscale mobile home park on Galveston Island that would service retirees from the north which would afford them medical services from UTMB while visiting Galveston. Met with a U.S. Senator in Washington to propose the project and how to resolve governmental issues.
The concept developed into a model for other federal lands that were presently undeveloped and not being utilized by the public.
