$255M Real Estate Investment Trust (REIT) that owns and operates 135 manufactured housing communities in eighteen states.

Regional Vice President of Operations & Sales

Directed a team of 38 employees for 10 manufactured housing communities (3859 sites) in central Indiana and northwest Indiana, St Louis MO, and Clarksville TN, to achieve targeted results.

Property Performance

Prepare and submit annual property budgets * Closely monitor property budgets to meet or exceed budgeted NOI * Develop and implement methods to maximize property revenue * Review property financial performance monthly with each community manager * Prepare documentation for monthly financial reviews and variance reports * Monitor rent collection efforts, including accounts receivable, bad debt, evictions * Monitor purchasing and expense control * Oversee and monitor the bid process for all contract work

Asset Preservation

Marketing/Leasing

Develop individual property marketing plans to maximize occupancy * Ensure that market information and market surveys are updated at least quarterly * Maximize property revenue by evaluating occupancy levels weekly * Manage all revenue generation programs, including lot rent for privately owned manufactured homes, manage all lease / lease to purchase homes, manage all sales or conversion from lease to purchased homes trends * Respond timely to resident concerns and work with managers to implement resident relation activities at each community.
