Duties

Confirm contract is properly executed, verify earnest money is deposited in accordance with the contract (Binder Deposit Form), and confirm that each party has a copy of the contract and upload into REPaperless.

Be available to all parties as a central communication point.

Communicate with client, lender, co-op agent and title co., or attorney, introducing myself as your closing coordinator.

Note all contract deadlines and stipulations, and notify you of upcoming deadlines, in advance.

Send (by mail, FAX, email) all documents pertaining to closing to all parties.

Obtain Homeowners Association Covenants and Restrictions and Association contact information (if necessary).

Schedule and coordinate home inspections with all parties.

Confirm buyer has a homeowner’s policy, and verify copies received by lender, title company or attorney.

Oversee that all contingencies are met on a timely basis.

Confirm that all inspections have been scheduled and completed. Request copies (if our buyer).

Order Home Warranty (if applicable).

Send seller’s pay-off information, forwarding address and social security number and/or contact information to title company or attorney (if our listing).

Confirm that all amendments are properly executed and received by lender, title company or attorney (as applicable).

Schedule closing and notify all parties.

Inform client and co-op agent of closer’s address and phone number, and what client must bring to closing.

Schedule pre-closing walk-through with all parties.

Obtain, review HUD statement prior to closing (if possible) and forward to you for your review.

Post-closing, gather and process file for MCA (including closing checklist, documents, checks, upload into REPAPERLESS System).

Complete “Green Sheet” – agent will need to provide login/password info

Provide copies to agent of all closing documents, for agent records.

Mail “Congratulations” letter from you, if requested

Attend closing
