o Management responsibility for entire project from N.O.C. through warranty period. Includes negotiation of all AIA Owner Contracts, Subcontractors/Vendor selections, scopes of work, bonding/insurance requirements, final project buyout and management of internal support team (Accountant, Administrator, Field Superintendents).

o Implemented all Owner selections, redlines and RFI adjustments into plans for final City review, approval and permitting.

o 100% financial control of creating and maintaining project budget, monthly Owner draws and subcontractor and vendor payments: projects listed above exceeded budgeted Overhead, Profit and Fee. Reviewed and approved all as built designs and submittal packages.

o Value Engineered all projects for best building practices; ingenuity consistently created increased project revenue and opportunity for Owner to upgrade finishes package.
