Generated and managed $1.5M gross revenue during 15 month financial restructuring process. In years 2-4, generated and managed annual average of $3-3.5M gross revenue; in year five, $4.5M.

• Led hurricane disaster response project coordinating the damage assessment, water and mold abatement, insurance claim, and resultant support of business interruption and construction defect litigation for a Florida resort property ownership group.

• Managed lead-based paint survey and O&M plan program completed for a nation-wide portfolio of 50 multi-family complexes encompassing ~7500 units. Managed environmental due diligence (including ACM, radon and suspect fungal growth) conducted for a portfolio of 50 hotels in 14 states completed in three weeks.

• Supported clients' reviews of purchase & sale agreements and lease agreements to facilitate direct purchase and lease transactions. Specific examples include advising/assessing the environmental and property condition risks prior to closing and managing these risks after transaction to bring risks to closure. An example risk management solution was the negotiation and execution of a cost cap insurance policy for a Guaranteed Fixed Price contract for the remediation and site closure of a historic dry cleaning operation’s groundwater impact (chlorinated solvent) to an operational retail center. This solution facilitated property transfer with an escrow account dispensing contract fees based upon completion milestones.

• Assisted sellers and buyers of real estate with understanding liens & activity/use limitations, transactions involving foreclosed assets requiring environmental risk closure; and tenant improvement and relocation projects. Risk evaluation included legacy issues (participatory financial responsibility for environmental impacts), regulatory compliance exposures, budgeting and execution of financial assurance mechanisms (escrow funding and insurance products) and ongoing operational risks associated with local, state and federal environmental regulatory and building code compliance for real estate and infrastructure assets. Provided plan/spec review, construction inspection and draw review support for commercial assets.

Hygienetics, Inc., Boston, MA

National Account Director 1996-1999

Developed and managed national account relationships with a network of commercial and industrial real estate lenders, investors, operators, developers, and brokers. Developed strategies for identifying and implementing new business opportunities via service offering and geographic expansion.

• Improved process flow and deliverable execution by negotiating national supplier agreements and evaluating "critical to quality" process points. Deliverables routinely submitted in 10 business days with <8% defective rate vs. 20-25% industry average.

• Managed lead-based paint, PCB and asbestos consulting services contract encompassing approximately 200 sites as part of the Central Artery/Third Harbor Tunnel project. Participated in the Environmental Impact Study completed for this federally-funded project. Since project inception in 1989, consulting fees have exceeded $5M.

• Lead survey team on litigation support project for Attorney General’s office providing comprehensive assessment, cost estimating, and depositions for over 120 state-owned (DCPO) facilities.

• Developed Hazard Communication and Health and Safety Programs for Hygienetics and underground storage tank remediation projects.

• Implemented Operations and Maintenance training program for a major New England developer and the NY/NJ Port Authority for the in-place management of asbestos materials.
