Began as Property Manager for Hoover Creek Plantation Condo Association until contract ended. Now managing approx 200 privately owned residential rental properties for owners contracted with the firm. Duties include marketing/leasing the properties, Accounts Payable, Accounts Receivable, Scheduling maintenance (from tenant call in to issue resolution, including coordinating with contractors and property owners to accept proposals and secure funds to repairs), collecting late rents (from posting doors to securing and following up Dispossessory Warrants and Writs of Evictions through physical evictions). Independently restored classic automobiles from condition of poor to excellent. Managed budget and project plan to ensure that time, materials, and labor would result in profit. Researched parts suppliers and worked with suppliers to get the lowest cost bid.
3/06 – 1/08 Assistant Community Manager – GMH Military Housing, HAAF Savannah, GA
Assisted in directing a leasing staff of ten in a privatized military housing operation consisting of 612 units. Assisted in Customer/Resident issues and resolutions. Coordinated customer, staff, and outside vendors to deliver quality, market ready units to families in a timely and professional manner and within budget. Enforced community policies, as outlined in the GMH Resident Guide, via issuing discrepancy notices, written correspondence, telephone communication, and face to face exchanges. Compiled biweekly payroll, petty cash invoicing, tracking and logging of employee overtime, weekly accounts payable/receivable (including delinquent rents), and weekly occupancy reporting to company management and to Army housing oversight staff. Orchestrated evictions. Compiled area market analysis. Assisted corporate management and outside consultants in a successful anti-unionization campaign.
