SUMMARY
I have over 30 years of Property Management and Construction Management experience. My experience includes but not limited to full on-site facility and construction management as well as land development, scheduling, monitoring and inspecting, all work from start to finish. I have superb people skills in, supervising and mentoring on site personnel and negotiating with numerous contractors/vendors. Director of Facilities
I am currently responsible for the day to day operations and maintenance and repair of 4,200 single family homes located at Fort Benning Ga. Included is the guidance to my Assistant Director as well as seven Project Superintendent’s and sixty employee’s in various departments. I work directly with the Vice President of Facilities in developing the yearly operating budget and planning’s of the site. I report weekly to the Owner on the projects current status and the review of any outstanding issues. As part of my directive I negotiate, write, and implement all service agreements with Vendors and Contractors.

Project Manager – Army South East
I held the title of Project Manager of five Army housing sites for Renovations & Construction. Responsible for design/build planning, writing detailed scope of work, pricing, and briefing bid proposals to numerous sub-contractors across the South East Region. I was directly responsible for the supervision and over site of ten Superintendents and five Project Administrators of multiple sites.
GMH Military Housing, Philadelphia, PA
Regional Superintendent,
Regional Project Superintendent responsible for the design/build planning, and development of the multiple projects. Provided the owner with detailed analysis of cost for the Scope of Work. Worked with the Army and the Development Staff to formulate a realistic Pro Forma and wrote the Contract Documents for submission. collaborated with the architect in building the Design Book for submission of the CDMP by research and development, proof reading, and redlining floor plans and elevations for print. Instrumental in the development of a phasing plan for the project. Developed the Scopes of Work for the project by type and floor plan to coincide with the Schedule of Values. Formatted a Request for Proposal for Sub- Contractor bid submittal. Responsible for writing the Specifications for the project.

Project Superintendent
Responsible for completion of all phases of construction in the building of 18 McDonald Restaurants through-out North Carolina and Myrtle Beach, South Carolina with a 67 day timeline from ground breaking to turn-key on each, with award winning results from Corporate McDonalds for achieving a zero punch list store. Procure the day to day results of all sub-contractors, monitored, and inspected all work from start to completion. Processed contracts, invoices, and material handling logs and paperwork as required for the project.
I maintain up to date knowledge of commercial and residential building codes. Work with local and state officials on permits and inspections. Conduct jobsite safety meetings and inspections of tools and equipment Obtain local labor forces to aide in maintaining a safe and clean jobsite.

Duties to include but not limited to Schedule Sub-contractors as needed to complete the make ready process in a timely manner so units can return to market ready status. Manage the maintenance crew on work orders for interior and exterior repairs. Required to complete all invoicing, material handling, supply ordering, accounts payable and receivable. Submit payroll for all regular and seasonal employees. Maintain the records and logs needed for the complex.
