ABACUS Project Management, Inc. is a program/project/construction management and consulting firm serving both public and private sector clients throughout the United States and Mexico. As a Project Manager, I assisted clients including real estate owners, construction lenders, equity investors, architects, attorneys and insurance companies, by providing pre-construction project reviews, periodic progress and status reports on design and construction contracts for projects. These services included construction cost estimating, cost accounting and control, project management, contract negotiation/administration, construction supervision and observation. Projects included the following types of work with budgets that ranged to 100 million dollars.
• Mixed use included land and infrastructure development for projects in Austin, San Antonio, Corpus Christi, and Plano that included commercial, retail, multi-family and single-family residential sites.
• Healthcare projects included medical office building, medical offices, long-term care facilities for Alzheimer patients, assisted and independent living housing project for seniors in Texas, Louisiana and Arkansas.
• Hotel/ Resort projects include both renovation and construction of high and low rise hotels in San Antonio, Dallas, Jacksonville, Florida; Albuquerque, New Mexico; Monterrey, Mexico and construction of a golf course in Port Aransas, Texas.
• Retail projects included stand alone stores to multi tenant centers throughout the country.
• Renovation and construction of multi-family projects varied from tax credit housing in Rochester, New York to high rise condominiums in Las Vegas, Nevada.
• Analyzed existing conditions and monitored construction of prefabricated metal and concrete tilt wall warehouse projects for commercial entities throughout the United States.
• Provided pre-purchase services to investor and lending institutions by performing audits of the conditions of existing facilities, due diligence review of budgets for periodic maintenance, predicted maintenance and repair and, life cycle replacement of mechanical components and building systems and other special services.
Construction Project Manager 1999-2005
MATCOR Unlimited Inc.
As construction project manager, I monitored the architect and consultants production of contract documents for a 320,000 square foot, 5,000 seat, multi-use church facility, a natatorium, an amphitheatre and playing fields on a sixty-acre site. Obtained approval of Texas Highway Department for driveways to enter the project from the Interstate 20 access road. Managed three way contracts with City of Dallas and utility contractor for installation of water and sewer lines and paving contractor for installation of left turn lanes, driveways and median modifications. Solicited and obtained bids and contracts for acoustical consultant, materials testing, site layout and engineering, traffic analysis and interior furnishings. Solicited bids and completed contracts for clearing and grading of the site and construction of the building pad for the main sanctuary building. Coordinated design revisions and performed value engineering proposals to bring project budget in alignment with client’s revised financial plan.
Provided analysis and cost estimates for other land development projects.

In a virtual office arrangement performed architectural analysis of real estate properties to determine current conditions and projected budgets necessary for immediate repair, predicted and preventative maintenance, and life-cycle replacement of major building components and systems. Performed third party monitoring of construction projects for lenders.
Executive Director 1994-1998
Dallas Independent School District
Responsible for the maintenance, repair, construction, air-conditioning and interior environmental quality in the tenth largest school district in the country. Maintained 240 campuses that contained over 16 million square feet of occupied space. Managed an annual budget greater than 26 million dollars for the 600 employees, materials, consultants and outside contracted services necessary to continue operation.
Division Manager 1989-1994
Dallas Independent School District
Supervised asbestos removal activities by contractors and in-house crews. Completed 4-6 major projects each year averaging $650,000 per year. Instituted compliance programs to monitor compliance 13 underground fuel storage tanks to comply with State regulations. Coordinated the removal and proper disposal of outdated laboratory chemicals for the district. Investigated and responded to concerns regarding indoor air quality.
