In November 2004, I was asked to relocate from Salt Lake City, UT market to Denver CO to oversee maintenance needs for 50 restaurant locations in the Denver metropolitan area and implement preventative, required and emergency maintenance programs for existing and future locations and to manage facilities P&L budgets as well as capital improvement budgets.

• Effectively stayed within company budgets and used profit and loss statements to monitor expenses to ensure that the maintenance department costs adjusted for company sales and growth indices. Kept monthly maintenance costs for facilities below 2.5% of sales.

• Performed complete dining room remodels at 18 restaurants. Tasks included purchasing all equipment, working with architect to develop accurate blueprints of the scope of work to prevent excessive change orders, negotiating general and sub contracts, scheduling and monitoring progress of remodels with GC and subs. Also verified proposed change orders and managed according to blueprints and addendums.

• Established, negotiated and monitored vendor contracts and maintenance labor agreements with various contractors including: exterior lighting, exhaust hood cleaning, tile/panel work, carpet cleaning, landscaping, grease trap pumping, grease extraction, plumbing, parking lot repairs, exterior building repainting etc.

• Personally developed, trained and managed 4 internal maintenance technicians.

• Trained operations personnel at store level in classroom setting to prevent minor equipment problems/nuisance calls for maintenance.

• Coordinated with Construction Managers and General Contractors to complete punch-lists for new store openings and equipment set up and operation.
