OBJECTIVE: To obtain a middle management supervisory or upper management supervisory position as a Maintenance or Operations Supervisor with a growing professional company.

WORK EXPERIENCE:

January, 2000 Present: Monroe Public Schools – Maintenance and Custodial Supervisor.

PERFORMANCE RESPONSIBILITIES:

DUTIES – MAINTENANCE:

• Consults with building principals regarding the establishment of regular preventative maintenance programs.

• Assigns and schedules all work orders and maintains work order log.

• Lay out and inspection of work and assists crew members.

• Establishes and recommends priorities on repair projects.

• Assigns and supervises crews of craftspeople for maintenance work in the areas of plumbing, carpentry, electrical, grounds, general maintenance and other projects.

• Oversees the maintenance and care of all department vehicles, tractors, lawn mowers, tools, shop areas, and maintenance equipment.

• Schedules and oversees the mowing, trimming and re-seeding of district properties. Prepares watering schedule, determines the need for spraying, fertilizing and pruning. Oversees the maintenance, operation and draining of field sprinkler systems, organizes snow removal operations.

• Coordinates the hauling and moving of equipment, supplies and miscellaneous items between buildings.

• Oversees the repair, lubrication, cleaning of boiler equipment and associated heating, ventilation and air conditioning units.

• Supervises the firing of the pressure boilers and implements the firing operation in order to provide the necessary heat and hot water according to season, temperature and demand. Monitor the district energy management system for maximum efficiency and operation.

• Oversees the operation of the air conditioning chiller and emergency generators and respective preventative maintenance.

• Contacts suppliers and orders replacement parts and motors for district equipment.

• Plans for major site construction and renovation, participates in pre-construction and construction conferences as needed and receives all plans and drawings.

• Supervises the operations and maintenance of all swimming pools in the district.

• Works cooperatively with the bus garage in insuring that all district vehicles used are maintained and in satisfactory operating condition.

• Works cooperatively with food service in maintaining their associated food service equipment.

INSPECTING AND REPORTING

• Inspection and examination of all district buildings on a regular basis for needed repairs, preventative maintenance, unsafe conditions and security problems.

• Develops and conducts of building and site safety inspection programs, using as resources our current insurance carrier, EPA,MIOSHA, the state and city and township fire marshals, etc. On-site inspections shall be conducted on a yearly basis and the inspections shall be staggered throughout the calendar year.

• Inspects and maintains fire alarm systems and fire extinguishers on a regularly scheduled basis.

• Accompanies boiler and insurance inspectors on equipment and safety inspections when necessary.

STAFF

• Establishes a procedure whereby all new maintenance employees are orientated/instructed in job responsibilities and safety issues so they may perform satisfactorily.

• Establishes and maintains job descriptions for all maintenance personnel and updates when necessary.

• Recruits, screens, recommends for hire, and trains all craftspeople necessary to the maintenance program.

• Supervises maintenance personnel on security systems and call out procedures for heating, break-ins, damage to district property and any unforeseen problems.

• Calls meeting of the maintenance staff as necessary.

• Develop/coordinate in-service training programs for enrichment.

• Supervises and evaluates maintenance personnel on a scheduled rotational basis.

• Manages all contractual guidelines, assists with the resolution of personnel issues in the department, and follows disciplinary measures when necessary.

BUSINESS MANAGEMENT

• Receives, stores and issues all maintenance and grounds materials, supplies, and equipment.

• Maintains proper inventory of in-stock parts, supplies, and materials within minimum levels necessary for anticipated use.

• Establishes and supervises maintenance projects and standardized work schedules.

• Establishes, maintains and supervises in cooperation with the Maintenance Specialist a district-wide certified insecticide/pesticide program, EPA and MIOSSHA programs.

• Maintains required personnel records and other pertinent data as required by district policy and master agreement.

• Responsible for the necessary records of employee work time, requests for leave time and employee overtime etc., and report same to the proper administrative offices.

• Prepares and maintains the district maintenance budget and is responsible for budget control of accounts assigned to the maintenance department.

PUBLIC RELATIONS

• Investigates problems with property owners adjacent to district property and damage caused by district personnel. Has repairs made when necessary and as soon as possible.

• Institutes positive communication techniques dealing with relays of information among the staff and remains responsive and courteous in all dealings with the staff and public.

• All other duties and responsibilities as deemed appropriate and necessary for the effective and efficient operation of the custodial and maintenance departments.

• DUTIES – CUSTODIAL:

• Provides day-to-day direct supervision to all personnel involved with custodial housekeeping tasks working closely with all head custodians.

• Formally inspects each building monthly and more often if necessary and confers with principals regarding the establishment and conduct of custodial activities in each building.

• Inspects and maintains fire alarm systems and fire extinguishers on a regularly scheduled basis.

• Schedules and conducts annual fire inspections of each building with a local fire inspector and follow-up with a written report on findings and recommendations for corrections.

• Inspects and implements health department rules, regulations lunchroom, etc. and ensures compliance with district policies on universal precautions related to the handling of hazardous or potentially contagious materials.

• Maintains an up-to-date Material Safety Data Sheet for the department and provides baseline training on Right-to-Know, asbestos and lock-out-tag out for all new and current employees.

• Responds to emergency calls on a 24 -hour basis and is responsible for calling other staff as necessary for response to same.

• Provides a schedule of work areas and adjusts these work assignments as required for an equalization of work areas.

• Keeps communication/informational flowing between the custodial department and each building principal regarding personnel, cleaning needs, or other custodial related items.

• Responsible to develop and maintain a corps of substitute custodians and assigning same for proper building coverage in the case of an absence and evaluate the performance of such substitutes.

STAFF:

• Establishes job descriptions for all custodial and updates job descriptions annually.

• Recruits, screens, recommends for hiring, orients, assigns and supervises all custodial personnel.

• Calls meetings of the custodial staff when it is deemed necessary and for purposes of training or morale.

• Handles the first and second steps of employee grievances.

• Establishes a procedure for the evaluation of each building custodial staff.

• Supervises and evaluates in writing each custodian.

• Supervises and annually evaluates in writing each head custodian on staff in cooperation with building principals.

• Disciplines employees following guidelines established in the master agreement and in accordance with Board policies.

• Establishes a procedure, whereby, all new employees are instructed in job responsibilities and duties so they may perform satisfactorily.

• Maintains such personnel and other records and required.

• Assists with the resolution of personnel issues in the department and follows appropriate disciplinary measure where necessary.

BUSINESS MANAGEMENT:

• Establishes and administers schedules and procedures for the regular, ongoing standardized custodial care of all school and office facilities of the district.

• Assists in the selection of custodial supplies and equipment to be used and maintains an appropriate and current inventory of same.

• Maintains schedules of work for each individual building and sees to it that proper supplies are on hand in that building.

• Supervises set-up operation for district educational functions.

• Establishes and supervises summer cleaning programs and standardized work schedules.

• Supervises and directs custodial staff in performing preventative maintenance duties.

• Establishes and supervises a program of cleaning and refinishing floors, including rooms and areas with carpet.

• Prepares and maintains the district custodial budget.

• Establishes, maintains and supervises a district-wide certified insecticide/pesticide program.

• Responsible for the necessary records of employee work time, requests for leave time and employee overtime etc., and report same to the proper administrative offices.

North Star Steel Company –Monroe, MI. 1989 – 2000 – Billet Yard Quality Assurance and Technical Supervisor and Safety Manager for the department.

Dohler Jarvis, Toledo, OH –1977 to 1980 - Press Operator for 6 months and then accepted in Electrical Journeyman Program and then worked as an electrician. Laid off and then plant closed.

Castiglione Brothers Plastering/Drywall – 1972-1987 – Family Owned Business – drywall and plastering, etc. Still do this on the side occasionally.
