Iraq Middle Market Development Foundation (IMMDF), Erbil, Iraq
(IMMDF is funded by the Overseas Private Investment Corporation and is the largest SME lending institution in Iraq with a $60 million loan portfolio, IMMDF received $41,7 million in US government grant funds)
• Underwrote the two loans, totaling $2.8 million, made by IMMDF during 2011.
• Identifies and screens potential SME borrowers.
• Conducts site visits with new and existing borrowers.
• Collects and analyzes information and data from applicants.

Larchmont Village Apartment Complex, Alexandria, VA
• Managed a 300 unit apartment complex with $300,000 in annual revenues.
• Increased occupancy rate from 70% to 95% in six month period and maintained for 8 years.

Portfolio Manager 1995-2001
Central Asian American Enterprise Fund (CAAEF) - Turkmenistan Branch Office
• Managed a multi-million SME loan portfolio and supervised six loan officers.
• Maintained less than 3% portfolio at risk (PAR) – lowest of the five Central Asian countries.
• Implemented credit policies and procedures consistent with international best practices.
• Presented loan proposals to the Credit Committee and Board of Directors.
• Arranged co-financing facilities with local commercial banks.
• Established strong working relationships with key Government ministries.
• Maintained currency convertibility privileges with the Central Bank of Turkmenistan.
• Conducted loan monitoring, collections, and collateral repossession.
• Trained partner bank’s loan officers and CAAEF staff.

• Similar to bank guarantee program, created partnership of five commercial banks. Partner banks rewarded 25% from interest earnings for each project in case bank was willing to cover 50 % of the risk. Each bank opened a specialized SME loan department, designed to operate as a stable and independent entity within each bank.
• Supervised loan officers from partner banks and submitted to the CAAEF’s loan committee new loans
• Created incentives for partner bank’s loan officers for maintaining high quality portfolio
• Focused on relationship- intensive banking rather than more traditional transaction banking. The relationship lending model is based qualitative information with an emphasis on the character and reliability of SME owners gathered from informal sources such as suppliers and community leaders and chairmen of partner banks, loan officers.

• Managed World Bank’s bank training program in Kazakhstan, Uzbekistan and Turkmenistan.
• Conducted extensive research in the banking sector in Turkmenistan.
