Objective
I hold a Florida Real Estate License, and have worked in the land service field for over 18 years developing an extensive background in land titles, document preparation and analysis, acquisition and project management. Senior manager experienced in directing Major Projects and staff in fast-paced, results-oriented environments. Articulate communicator able to elicit outstanding performance from a diverse array of professionals. I performed title examination and acquisition for DOT roads and highways, pipelines, transmission lines, fiber optic and oil and gas exploration projects across the country. I have planned developed, and coordinated multiple multi million dollar projects throughout the U.S. and have extensive experience and expertise in negotiation, acquisition of land, leasing, and zoning. I also have experience and knowledge of Federal and State Department of Transportation rules and regulations, applicable federal laws, land manual guidelines, and highway division policies and procedures. I am proficient in developing excellent relationships with consultants and clients to obtain agency permits and am skilled in independently conducting on-site inspections of properties.

Direct land/easement acquisition and manage eminent domain proceedings; achieved a 92% success rate with a 110 mile Gas Pipeline Project in South Carolina and an 98% success rate with a 115 mile Southern Natural Pipeline Project in South Georgia. Have taken additional responsibilities for administering Gas Pipeline survey contracts; prepare and release work orders to contract survey firms. Review and process invoices for payment. Captured significant cost savings through review/analysis of new and existing Pipeline agreements. Designed spreadsheet to track agreements, costs, renewal dates and other pertinent information. Saved $250K in construction costs by spearheading acquisition of a 3-mile corridor with Florida Department of Transportation for a North Florida Pipeline expansion.
As a former Real Estate Manager for Domestic Real Estate and Public Affairs for Clear Channel Outdoor, Inc. my responsibilities included growing and protecting the company’s outdoor advertising assets and managing public affairs matters. I headed up the direction of all operations relating to site selection, negotiation and acquisition of leases or purchase of existing structures for outdoor advertising structures in the Atlanta Metro Area. I was responsible for negotiating favorable lease terms and controlling cost and reassuring compliance with all applicable legal ordinances and regulations. I worked with sales, marketing, finance, operations and public affairs to target opportunities, set real estate goals and evaluate legal and governmental issues and also provide counsel to branch locations with emphasis on zoning, governmental and lessor relationships, lease costs and other factors relating to real estate operations. I conducted onsite evaluations, investigated and resolved lessor complaints and problems and worked with corporate representatives and insurance carriers as applicable in matters involving Company liability relating to real estate. I also worked with legal counsel in all matters involving restrictive zoning, takings, lease contract violations and other issues. I also had the responsibility for setting targets and standards for rent reductions, site acquisitions, takedowns and new builds. I was also involved with hiring, disciplining, discharging, supervising, training, governing, scheduling, and judging the competency of employees within the Real Estate Department.

Right-of-Way Supervisor on two separate 42” Natural Gas Pipeline projects in Texas and Mississippi
EL PASO ENERGY CORPORATION: Houston, Texas
Principal Right of Way Specialist supervising Land Agents in the field for the acquisition of land and the construction of Oil and Gas pipelines. Performed economic analyses for single and multiple site acquisitions, rebuilds, lease vs. purchase and the assessment and sale of surplus property and joint interest business arrangements throughout the Northeast U.S. and the Great Lakes Region. Performed monthly performance reviews of all company owned surplus property and company operated pipeline compressor station sites, including preparation of the annual inventory report, which included tax title properties.

Worked with the FDOT in the disposal of excess surplus property along the CSX RR corridor in
the Palm Beach, Broward and Miami-Dade County areas.

PASCO COUNTY/KING ENGINEERING: Central Pasco Water System Improvements
I have assisted in providing full acquisition services for the acquisition of easements and fee parcels for the water system in eastern Pasco County. This includes area along County Line Road in the New Tampa area, SR 54 and Tupper Road in the Wesley Chapel and other parcels between SR 54 and SR 52. The project includes an undetermined number of parcels for title services, acquisition services, and market value estimates.
PASCO COUNTY: Clinton Avenue (Ft. King to us 301) – Acquisition Services
Provided acquisition services for this Pasco County project. Was assigned to negotiate more than twenty parcels on this County Highway expansion. Pasco County adopted FDOT’s right of way procedures of which I was quite familiar. Said services include updated title reports, appraisal, acquisition, negotiations, offers, agreements, suit preparation and title report updates for 52 parcels.
POLK COUNTY REAL ESTATE TRANSPORTATION: CR 540 A
Was responsible for managing, coordinating and negotiating the acquisition of fee simple title for this County Highway.
POLK COUNTY/FEMA PROJECT
Was responsible for the negotiation of homes and property and the relocation of the landowners due to flooding caused from the 2004 hurricane season.
