Operations Manager

Originally hired by Morris Avenue Management, the previous property

management company, Superior Bank has since awarded the

management of the building to Corporate Realty Management. Superior

Bank Building consists of 21 Floors of which Superior Bank occupies

seven floors. In addition, seven floors are owned by corporations, six

floors are owned by individuals as their private residence and one floor,

owned by Superior Bank, is utilized as hospitality suites. My

responsibilities include ensuring the building equipment operates at its

optimum capacity, perform routine maintenance of HVAC equipment

and all building functions, i.e. lighting and plumbing. Responsible for

gathering proposals for any work that is outsourced and provide

information to the Building Manager. Maintain communication with 24/7

security service. Supervised maintenance personnel.

2005 – 2008 Mercy Medical Fairhope, AL

Maintenance Tech (Plant Engineering)

Responsible for assisted living facility to include lighting repair and

installation, plumbing, HVAC, repairs, painting and other general

maintenance.

2004 – 2005 United States Sports Academy Daphne, AL

Building and Grounds Supervisor

Responsible for all aspects of building maintenance to include HVAC

equipment, plumbing, lighting, landscaping, janitorial and all general

maintenance. Responsibilities also include meeting with vendors and

negotiating contracts.

2003 – 2004 Mason General Maintenance Birmingham, AL

Owner/Operator

As an independence contractor, I maintained parking decks and surface lots

utilizing sweeping trucks, pressure washers and scrubbing machines.

Assisted building owners and managers in their selection of contract labor to

make repairs to their buildings and parking areas. Also served as temporary

chief engineer for customers when permanent employees were absent.

2002 - 2003 Colonial Properties Trust Birmingham, AL

Operations Manager

Colonial Properties Trust purchased Colonnade in May 2002. I have been

associated with Colonnade since the property was brought out of the ground

in 1988. Through the years my responsibilities have grown, but my main

focus has always been the tenants and ensuring tenant retention.

2000 – 2002 Koger Equity, Inc. Birmingham, AL

Operations Manager

Carter & Associates sold Colonnade to Koger Equity, Inc in April 2000. I

chose to continue as Operations Manager for Colonnade. My duties

were similar, as Colonnade has almost one half million square feet of

multi-tenant office space as well as 125,000 square feet of retail space.

I was responsible for tenant relations, tenant construction, maintenance

of the property, vendor selection and hiring of maintenance engineers.

1991 – 2000 Carter & Associates Birmingham, AL

Operations Manager

Carter & Associates managed more than 1.1 million square feet of office

space in Birmingham consisting of five (5) separate properties. I worked

with the property manager of each property serving as liaison between

the property managers and the building engineers, supervised tenant

construction, met with tenants regarding property management issues

and made recommendations for items for the capital budget.

􀂃 Determined the control settings were not optimized for Lakeshore

Park Plaza Building, made adjustments which resulted in a savings

of $26,000.

􀂃 Installed freeze stat units to insure coils would not freeze which

would eliminate replacement costs.

1989 - 1991 Carter & Associates Birmingham, AL

Chief Engineer

As Chief Engineer for the SouthBridge Building, a 225,000 square foot,

multi-tenant building, my responsibilities included building maintenance,

preventative maintenance, handling property management issues with

tenants and meeting with vendors.

􀂃 Began program of installing contacts to stage the operation of

building equipment, resulting in a savings of more than $7,500 per

year.
