Managed and submitted all Capitol Replacement Reserve requests and construction draws for portfolio. Completed and submitted quarterly Bond Reports to Harris County Housing Finance Corp. for owner while ensuring property maintained compliance and assisted staff in certifying files. Monitored and approved monthly HUD Reports (93479) submitted to US Dept of Housing. Outside of the day to day management of operations out on property I oversaw the daily Occupancy & Financial reports to the Corporate Office, Weekly Flash reports to owners, Monthly Variance reports with financials along with the comprising and monitoring of annual budgets. Maintained compliance with local city officials regarding code violations and state laws regarding housing and required state reporting. Responsible for hiring and firing onsite staff, training of company policies and procedures, along with purchase order procedures and monitoring thereof. Stepping down from upper management due to family emergency I oversaw a mini lease up while correcting issues with the local inspectors due to deferred maintenance. Occupany increasing 12% while decreasing delinquency to less than 1% monthly. Responslble for day to day operations of a property, marketing, coordinating staff members for turning units, ordering supplies, completing the required weekly and monthly reporting.

Property Supervisor – 1158 units – Houston, TX
Supervising six properties over markets in Alvin, Baytown, Clear Lake and Seabrook. Responsibilities included overseeing total property lease ups, some with residential profile changes. Occupancy increased 20% within 90 days while maintaining less than 1% delinquency profile wide. Implemented marketing, renewal, resident retention and preventive maintenance programs. Closely monitored day-to-day operations including active rent collections, file audits, make readies. Audited daily, weekly and monthly reports then converting to the companies required reporting system.

Attended monthly onsite Safety Meetings. Monitoring daily banking deposits, weekly reporting of leases & traffic along with month end reporting. Closely monitored tax credit compliance by auditing files, applicant paperwork and percentages per the LURA. Filed annual online reporting required by TDHCA. While supervising over two different marketing areas and 30 employees, increased occupancy over 30% for the southern district. Monitored day to day operations, performed property inspections and brought properties up to city codes. Monitored Section 8 leasing, compliance audits, make readies and personally did inspections with the local officials and associations.
