Commonwealth Development November 2009 to present

Founder and manager of professional services company focused on architecture, construction, and real estate consulting. Services include property condition assessments, insurance claims, construction claims, owner representation, project management, accessibility consulting, and value engineering. Clients include Argosy Cruise Lines, Morgan Stanley, Bank of America, Farmers Insurance, Renomics, and Skagit Valley Community College. Representative projects and accomplishments include:

• Project Manager for the accessibility survey and report for Alta Roxbury in Dallas, TX, a 240 unit multifamily apartment project. Construction conditions violating Fair Housing and ADA requirements were itemized for correction, including maneuvering clearance limitations in kitchens, accessible routes of travel to amenities serving the residences, and site slope exceeding required limits.

• Owner’s Representative and Claims Consultant to Morgan Stanley on a $1.7M default on a retail tenant improvement project in a luxury condominium development. Services included an evaluation of base contract and all changes for all of the contracts which were in arrears, to determine amount owed. The report was used to negotiate a payment schedule, which satisfied the landlord and the construction lender.

• Insurance Claim Consultant to Farmers Insurance Group, providing a property condition assessment of damage from snow load to roofing, interior finishes, and building framing. Survey provided an opinion of the probable cause of damage and recommendations to structural members to maintain load-bearing integrity.

• Project Manager for Bank of America on the property condition assessment of the 114,000 SF Lake View Office Building in Seattle, WA. The lender had taken back the project as real estate owned (REO). Services were to establish immediate deficiencies and deferred maintenance to support capital expenses.

• Project Manager for Renomics, Inc. of Bellevue, WA on the preparation of a comprehensive proposal for a new community in Wailani, Hawaii on the island of Kauai. The proposal included master planning, conceptual design, and schematic design services to achieve LEED for Neighborhood Development certification.
