SIGNIFICANT PROJECTS

Springhill Christian Center, Mooresville, Indiana; 2010

Design-build of a new $2 million two-story, 25,000 sq. ft., brick veneer, wood framed building consisting of an 800 seat multi-use sanctuary and recreation area, multiple classrooms and offices, day-care facilities, and kitchen.

Consolidated Support Center, Seymour Johnson AFB, North Carolina; 2009

Provided pre-construction services for this $8 million design-build, best value award, project consisting of a 45,000 sq. ft., two-story office building with brick veneer. Our innovative approach of incorporating a low-impact design on the site, 30% operational energy savings, and altering the building location to eliminate the need to re-route existing utilities while maintaining anti-terrorist measures made Duke Realty successful in our bid for this project. This project is currently being constructed.

Armed Forces Reserve Center, McAlester, Oklahoma; 2009

Provided pre-construction services for $15 million design-build, best value award, project consisting of three structures – a 50,000 sq. ft. two-story, brick veneer, consolidated support center; a 25,000 sq. ft. vehicle maintenance shop; and an 8,500 sq. ft. unheated storage building, requiring compliance with federal government design guides and FAR regulations.

Evansville Medical Office for Veterans Affairs, Evansville, Indiana; 2007 to 2008

Provided pre-construction services for Duke Realty’s design-build proposal related mechanical, electrical, plumbing, and fire protection trades. My pre-construction services for this $36 million clinic included authoring the technical narrative which provided for a variable refrigerant volume (VRV) mechanical system.

OrthoIndy West, Brownsburg, Indiana; 2007 to 2008

$10 million, two-story, 40,000 sq. ft., brick veneer building consisted of an Ambulatory Surgery Center with two operating rooms, MRI suite, physical therapy suite, clinical space with 24 exam rooms and cast room, and administrative area. Project’s turnover date was accelerated a month at 75% completion to accommodate the client’s needs, and finished 1% under budget.

Kindred – Indianapolis South, Greenwood, Indiana; 2005 to 2007

Design-build of a new $18 million, 55,000 sq. ft., three-story, long-term acute care hospital. Structural precast building contained 60 semi-private patient beds, 6 ICU beds, imaging suite, procedure room suite, pharmacy, lab, a full cook-and-serve kitchen, ambulance canopy, and bulk oxygen tank system. The mechanical system included rooftop VAV units with Dx cooling and hot water re-heat. Project overcame client–delayed start to finish on time. In addition, the fee was enhanced by over $850,000.

Kindred – Richmond – Richmond, Virginia; 2006 to 2007

$9.3 million design-build retrofit of an existing 80,000 sq. ft. office building to a long-term acute care hospital. Improvements included 54 semi-private patient beds, 6 ICU beds, imaging suite, procedure room suite, pharmacy, lab, a full cook-and-serve kitchen, ambulance canopy, and a bulk oxygen tank system. The mechanical system included rooftop VAV units with Dx cooling, and hot water re-heat. Challenges included fireproofing the steel structure inside an enclosed building and mold remediation. Due to a series of financial contract restructuring, MEP bids were, at one point, over budget by $1.1 million. Through skillful, determined, and methodical review, I trimmed MEP pricing by $1 million. Project was completed on time, with an 8% fee, and over budget by $127,500.

SIGNIFICANT PROJECTS continued:

Parkview Heart Institute – Ft. Wayne, Indiana; 2003 to 2005

Lead Project Engineer for $32 million addition and renovation consolidating all cardiovascular, neurovascular, and peripheral vascular services into a single location. Very tight site constraints working alongside the active loading dock and directly adjacent to the Neonatal Intensive Care Unit. Project finished on time and was a cost-plus contract.

Indianapolis-Marion County Public Library – Indianapolis, Indiana; 2005

Reassigned, at the request of Library Officials, to serve as the Concrete Repair Superintendent responsible for day-to-day supervision and documentation of all construction activities associated with the garage repairs which served as the tower foundation. I successfully steered the Library Board to necessary decisions required to move project forward through difficult times due to the filing of multiple lawsuits over flawed structural engineering. This project is now a pillar of downtown Indianapolis.

Indianapolis-Marion County Public Library – Indianapolis, Indiana; 2002 to 2003

Lead Project Engineer and Purchasing Agent for the construction management services of the $82 million renovation and addition at the Indianapolis-Marion County Public Library. The plan for the Central Library included renovating the original building to preserve its historical and architectural significance, and creating an additional 267,318-square-foot six-story building. Successfully worked with the structural engineer and structural steel contractor to resolve multiple design flaws in the steel structure. Unfortunately, just prior to my reassignment to Parkview Hospital, a very large Proposal Request making significant changes to the underground parking garage, which served as the tower foundation, was issued and I was not able to assist in the resolution of the rebar congestion issues. My request for an engineering peer review was denied, the issues remained unresolved, and ultimately resulted in several lawsuits. My management skills during this portion of the project is what led the Library Board to specifically request I be reassigned to the project to lead the concrete repairs.

Department of Homeland Security – Various Locations; 2002

Provided supervision and safety for baggage screening chemical detector installations in multiple airports post 9/11 while simultaneously fulfilling duties at the Notre Dame Performing Arts Center project.

Univ. of Notre Dame Performing Arts Center – Notre Dame, Indiana; 2001 to 2002

Lead Project Engineer and Purchasing Agent for construction of very complex new $52 million, five story, 122,000 sq. ft. performance facility featuring a 900 seat Concert Hall, a 350-seat main-stage theater with full fly-tower and stage, a 200-seat state-of-the-art THX cinema, a 100-seat organ/choral hall and a 100-seat studio theater. Led the MEP/FP coordination drawing meetings. Of particular importance was the resolution of the underground mechanical room being too small to fit all the equipment and allow proper room for maintenance. My resolution was to expand the end of the connecting MEP tunnel to create a larger room. Project was initially 25% over the DD estimate. Through a rigorous value engineering effort, we were able to shave $4.2 million off the price. The project finished on time and on budget, and is now a showpiece for the university with acoustical test results better than Chicago’s Orchestra Hall.

Miami Correctional Facility Phase II – Bunker Hill, Indiana; 2000 to 2001

Project Engineer as part of the Construction Management JV Team for Phase II of medium security facility. $70 million project included the addition of 10 buildings comprising more than 350,000 sq. ft. and housing 1,600 additional beds. Project finished on time and under budget.
