Prepared future year property operating budgets, including forecasting based on market research, for 100+ multifamily and commercial buildings in NY which allowed asset managers to control expenses and costs.
Analyzed monthly financial statement packages for the New York, San Francisco, and Los Angeles portfolios, including actual vs. budget variance analysis. This involved analyzing revenues, operating expenses, and repairs for approximately 200 buildings in order to report findings to the CEO and investors. This report was leveraged for future investment planning and current state analysis.
Compiled quarterly Asset Management Statistics to analyze growth in revenue, growth in number of investments per region, and rent roll increases for the company portfolio by region. Presented a summary analysis to CEO and top management of current state, as well as current vs. prior state.
Generated quarterly Property Management Metrics in order to compare progress amongst property managers, measuring rent roll increases, average number of violations, average fuel prices, average costs of repairs and average turnaround time. This analysis allowed the CEO and investors an overview of operations and a way of determining best performers amongst property managers in order to reflect management fees paid.
Organized report for delinquencies, rent collections, and vacant unit turnover, in order to allow asset managers to begin legal cases against tenants, and determine cash flows of ~200 buildings.
Prepared and analyzed fuel costs for the New York portfolio to determine which buildings have above average consumption and prices. This report was utilized to investigate fraud or choose to incur the costs for fuel computers used to manage temperatures at the relevant buildings.
