Senior Estimator/Cost Manager
I prepared accurate estimates from conceptual, schematic, design development and construction document levels of design, including precise material and labor pricing for all CSI divisions excluding MP&E. Always providing the deliverables on or before the requested date. Lead Value Engineering sessions to align the design, budget, and schedule. Directed a team of estimators and staff to fulfill the task at hand. Reviewed, estimated and managed change orders for project management staff, both from G.C.'s and sub-contractors. Reconciled estimates, change orders and schedules with G.C.'s, owners, sub-contractors, and Architects/Engineers. Travel to jobsites as needed. The projects, which I was Senior Estimator on, ranged from less than $1M to $2.5B, and covered all aspects of commercial construction, from healthcare, gaming, retail, mixed use, high rise and low rise office, hospitality, and tenant improvement. Provided estimates for General Contractors self-performed divisions, such as concrete, rough carpentry, and metal stud framing and gyp board assemblies, when their departments needed assistance with those divisions. Oversaw and monitored hard bid projects for owners groups and financial firms, which equated to 10% of projects I worked on while at Cumming Corporation.

Lead Project Estimator
My Primary responsibilities were, but not limited to, performing timely and accurate quantity surveys for Competitive Bid, CM at Risk, and GMP projects from conceptual stage through Construction Documents, encompassing all CSI divisions except MP&E, which I coordinated those trades with the specific MP&E estimator. Participation in pre-construction department’s Value Engineering sessions. Continuous analysis and forecasting of escalation, for material and labor. Daily interaction with operations staff, for all current projects. Project sizes ranged anywhere from a 16,000 sf Tenant Improvement’s to 6-story, 200,000 sf Medical Towers. Actively participate in the bid process (hard bid and negotiated), by creating and distributing “Instructions to Bidders”, creating the bid lists, qualifying all subcontractors, organization of all inclusive bid packages (plans, specs, addenda, etc…), managing RFI's and receiving and posting bids for projects. The projects, which I was Lead Estimator on, ranged from less than $1M to $150M, and covered all aspects of commercial construction, from healthcare, gaming, retail, mixed use, high rise and low rise office, hospitality, and tenant improvement. While at Kitchell, I provided estimates which included the takeoff and quantification of material, labor and markup, for their two self-performed divisions; concrete and rough carpentry. 15% of all the projects that I worked on at Kitchell were hard bid, of those Kitchell won 60%, due to diligent and effective processes that I have retained to utilize with my continuing skill sets.
MODTECH-Phoenix, AZ 4/1995 to 3/2006
Project Manager and Estimator 11/2005 – 3/2006
Managing the full project life cycle from schedule, bid, hard bid, contracts and buyouts, to the Owner Occupancy of Property. Solicited and documented requirements from owners, architects, vendors, and all internal departments. Prepared bid responses for sales opportunities. Provided customer presentations for strategic sales opportunities. Qualified sub-contractors for projects. I was responsible for building and maintaining the sub-contractor database. Estimated full site and civil infrastructure (all horizontal work including but not limited to, utilities, paving, parking, landscape, hardscape, signage, etc…) for the projects I was assigned to. 30% of all projects that I worked on at Modtech were hard bid, and of those Modtech won 40% or more.
Estimating Manager 11/2004 to 11/2005
Managing 5 or more estimators who interpreted the customers provided blueprints, written specifications, and/or verbal description, and transform it into an acceptable working product. Set and met department goals and objectives for the 2005 year. Facilitated all departmental hiring, reviews, and disciplinary actions. Maintained Proprietary Estimating Systems database with up to date pricing, which included the forecasting of all escalation. Built lasting relationships with owners, architects, and sub-contractors. Worked as a liaison between the owners and or architects, with MODTECH’s engineering department. Reviewing and re-evaluating pricing and scope of work, in accordance from Value Engineering sessions. Complying with the various state and national building codes to conform to where the structures were to be placed. Verifying and scrutinizing pricing with manufacturers and vendors, for all materials and components used in the manufacturing of the structures. Working with various government agencies and contracts, such as, GSA, The Mojave Contract, and various Native American governing bodies. All estimates included takeoff of material labor and markup for all self-performed work, which subsequently included all CSI divisions excluding division 2 and any foundation work needed for the project. Oversaw projects ranging from $150K to $3M.
Estimator 9/2000 to 11/2004
Interpreting the customer provided blueprints, written specifications, or verbal description, and transform it into an acceptable working product. Work as a liaison between the customer and MODTECH’s engineering department. Reviewing and reevaluating pricing and scope of work, in accordance from Value Engineering sessions. Complying with the various state and national building codes to conform to the structures site. Present final estimate and documentation to owners, architects, and Modtech management Staff. Verifying and scrutinizing pricing with manufacturers and vendors, for all materials and components used in the manufacturing of the structures. Involved in projects ranging from $150K to $1M.
Senior Engineering CAD Designer 4/1995 to 9/2000
Designed commercial modular structures, utilizing AutoCAD 2000, R14 & R13. Complete Construction Documents, approved by 9 different state agencies, and following a strict regiment of code analysis and compliance. Heavy emphasis on Plumbing design (conforming with the UPC 94 & 97), HVAC systems (accounting for adequate CFM and the balancing of the buildings HVAC systems), Electrical design (managing all electrical devices within the buildings power panel and load; complete calculations of the electrical panel, while complying with the N.E.C.), Structural design and support (calculations for roof loads, shear wall values, and floor loads for all modular construction applications, in compliance with the 94 & 97 U.B.C.). Coordinated with the sales, estimating, and production departments, to insure a quality product and complete customer satisfaction. Perform weekly Q.A. inspections of buildings in progress and completed, to insure that the customer specifications are met while complying with all code issues.

Managing 50+ users on a LAN. Maintaining, NT 4.0 & WIN2K file servers, MS Exchange 5.5 e-mail servers, Cisco routers, and 3com switches and hubs. Regulate user accounts, group permissions, access rights, and e-mail accounts. Assess, purchase, and install new hardware and software. Route CAT5 cable runs and crimp ends with RJ45 connectors. Provide help desk support to both on and offsite staff, regarding OS, hardware, and or peripherals. A key member of a team, which developed the proprietary estimating system and job management system Modtech utilized of over 6 years. These two systems were the backbone of the company and tied directly into the inventory system with data available and updated automatically.
