• Manage six direct reports that supervise a staff of 63 Facilities Maintenance Technicians, Electricians, Life Safety technicians, CNG (Compressed Natural Gas) technicians/system, Electronic Communication Technicians, Admin support staff, and Environmental Quality Assurance technicians’ for all of the MTA’s buildings/Divisions as well as the Gateway Plaza high-rise.
• Startup and initiation of M3 (CMMS) for all of Facilities Maintenance. Transitioned over to system administrator. Responsibilities include: asset procurement, naming, development of hierarchy, PM job plans and frequencies to meet MTA and federal guidelines.
• Develop and prepare programs and schedules for equipment upgrades based upon various matrices; implemented SPC and Lean methodologies for improved cost savings and equipment reliability.
• Initiated and monitor EPA guidelines for Refrigerant Management and L.A. City Reg. 4 testing and compliance. Insure that all PM work is completed in a timely manner and manage resource allocation for maintenance activities.
