Responsibilities:

Developing a business plan to construct light industrial, custom, pre-solds, and spec homes. Producing a profit with excellent client satisfaction. Securing engineering for all aspects. Drafting of blue prints and all design. Sales; in house as well as with realtors, going from start to closing. Accounting; bills payable and receivable (profit loss). Development of land; land use, roads, easements. Job cost budgeting and cost management. Infrastructures; gas, water, power, sewer. Securing Financing; banks and private loans. Representation to Government Agencies; Planning Department, Building Dept., City Services, Health Dept., Fire Districts, auditors, and Assessors office. Problem Solving; Government Agencies, vendors , sub-contractors, client/customers, accounting. Procuring Materials; vendors, sub-contractors. Price negotiation; real estate, vendors, subs. Responsibilities:

My time in Spokane working for AHO Construction, I was responsible for coordinating with our main office in Vancouver, WA in order to facilitate residential development from the county plotting and planning process, street and infrastructure design and completion. Also for sales (pre-sold and spec) and all general construction oversight for approximately 200 residential homes.

These responsibilities also included selecting quality vendors and subcontractors, permitting, cost effective budgeting, scheduling, coordinating all construction activities in a timely quality manner from pre-sold or spec status on paper to final closing, move in, owner satisfaction, and several other internal employees who reported directly to me.

Additionally, my role included overseeing creative advertising and public relations for generating sales (AHO did all it's own sales and did not work with Real Estate Brokers), scouting and searching out prospective large tracts of land for future development.

During my first year with AHO construction my primary responsibilities were project scheduling, subcontractor management, materials procurement, OSHA and related safety concerns, quality control, customer move-in and satisfaction.

Approximately 450 residential homes were completed in the first year of production and were overseen solely by myself and the project manager. In the last 3 months during my role as Construction Manager at AHO I was the lead manager on a 90 unit rowhouse condominium project, after which time I was promoted to the Spokane, WA division Project Manager.

General Contractor-Framing Contractor Owner/Operator

Responsibilities:

The first two years were primarily residential framing. My first account was a thirty to fifty homes per year quality custom home builder in Vancouver Wa.. I grew the framing aspect of the company to three crews, twelve employees, and started soliciting commercial framing. I successfully completed numerous commercial framing jobs including large steel erection to church additions and large condominium projects. During this time I was responsible for securing all contracts, blueprint and engineering interpretation, payroll, quality control, and all other aspects of a business as well as working with my crews. Between 1998 and 2001 I was general contractor on one spec home and two custom homes. Incurring all responsibilities of a general contractor as well as the framing contracts. When I closed JW Anderson construction in 2002 and moved on to a Construction Management position with AHO Const., my company had successfully framed hundreds of residential homes (for the same custom home builder I started for in 1994), numerous commercial and residential projects and built three quality homes.
