Developed plan for overseas recycling plant. Recruited by investor to study potential for overseas oil recycling project. Conducted market, environmental and technological studies, indicating viability. Created business plan, including modeling, licensing and contractor negotiations. Presented to interested parties, funding underway.

Increased retail sales and doubled ROI. Run down station/convenience store had empty shelves and high cost of gas. Purchased Exxon franchise. Lowered gas prices to competitive levels, stocked the store and installed theft security. Increased sales dramatically in first year and sold business for double the investment in year two.

Managed successful real estate startup. Secured funding for second home resort area in newly accessible waterfront in Brigantine. Founded start up development company. Undertook process to negotiate, purchase, tear down and rebuild residential homes for 25% profit after paying an ROI of 20% to initial investors.

Directed creative reuse of low occupant office building. Company lost two major office tenants near a major university. Conducted campaign to contact community, seeking support for rezoning. Gained city approval to convert to student housing. Net result was $1.2M gain in property value.
