Set-up and Supervise Bidding Process for various sub-contractors (All Trades)
Site office set-up – Includes conceptualization, design of all project stationary (Letter Heads, Forms, Daily Reports, Requisition Forms, Accident Reports, etc.) and on-site instruction of office staff in the use of specific construction filing system.
Reviewed all submittals sent in from Sub-Contractors during the life of the job making sure they met Spec. before submission to Owner/Agency.
Preparation of requisitions, payroll as well as review and approval of Sub-Contractor Requisitions.
Creating, maintaining & updating the project schedule as “Senior Construction Scheduling Specialist” (see above), as well as extracting of specific trade ‘portions’ of the schedule for the use of the various Sub-Contractors. Field-friendly ‘translations’ of these schedules were created, instruction given on use of them, and disbursed to Sub-contractors for use, with tracking and feedback required and received daily.
Performed daily site inspections & authored daily reports. Made sure all work was done to Spec and drawing dictates in ‘real time’, solving problems and enforcing rectification measures quickly and when needed.
Attended weekly project meetings with owners, sub-contractors, agency personnel and design firm/team
Served as liaison between owner, agency, design team, Prime Contractor and Residents to document, air & remedy any and all grievances caused as a result of the work taking place in their apartments, as well as to arrange access to their units for the various contractors and interested parties.
Also functioned as Field Super for Family Run GC Construction outfit on “Betty Shabazz Project” – Duties were the same as above, but with direct involvement in deployment of workforce to various apartments daily according to schedule. Included with those duties were supervision of mobilization, procurement of materials and loading, construction waste disposal and management, controlling access to material and storage areas of site, etc.
Projects: BETTY SHABAZZ & MEDGAR EVERS APARTMENTS UPGRADE (HUD) – $15 Million - 13 Bldgs. 35 - 40 Apartments (E) Bldg.
Project was done ‘At Risk’. This was an apartment renovation project in Bedstuy, Brooklyn where Thirteen (13) Occupied Apartment buildings were outfitted with laundry closet facilities in each apartment. This included new Plumbing, HVAC & Electrical Systems and/or services, necessitating the installation of new ‘risers’ for each. Another important aspect of the work was the strengthening of some apartment lines floors with Metal C-Joist. Every apartment was also 'fireproofed' at demising walls to bring them up to current fire codes. Also there were some general repairs done to each unit as needed – Locks, Flooring and tiling, plumbing fixture replacement, electrical fixture replacement, Sheetrock® repair/replacement and painting. In addition, external cleaning of brickwork for all Thirteen (13) and landscaping were also in scope.
NJT RENOVATIONS & ACCESSIBILITY IMPROVEMENTS AT NEWARK – $9 Million
Company was hired as GC management. Project took place at Newark Penn Station, NJ. Various renovations and restorations (exact matching of historic tiles and metal work) were undertaken. In addition to the repairing of platforms and various areas on the concourse level and at rail level, various accessibility improvements were done as well – New Elevator banks, New Escalators, New Windows and doors, New Power Supply and HVAC systems and the construction of handicapped ramps at various points in and around the complex and other tasks.
