FACILITIES MANAGER (MANAGER IV) 2005 TO 2010
STANISLAUS COUNTY GENERAL SERVICES AGENCY, FACILITIES MAINTENANCE MODESTO, CA
Manage 155 buildings totaling 2.5 million square feet of office, correctional, medical, and multi-purpose space. Direct the maintenance and custodial operations that consist of (5) maintenance shops and a staff of 52. Assist Capital Projects group in the design and construction of new or remodeled buildings or office space. Develop an asset replacement schedule for all critical building systems.
* Implemented Maintenance Connection; a web based CMMS that allowed County staff to open and track service requests, track the progress on projects and receive email notifications of the status of their service requests.
* Implemented a preventative maintenance program for all of our building systems. Establish procedures and specifications for various types of equipment in order to take advantage of the predictive maintenance features in Maintenance Connection.
* Implemented automated reporting functions within Maintenance Connection for County Departments
* Participated in the construction of the Gallo Center for the Performing Arts, District Attorney Office Building and parking garage, and the Animal Shelter in Modesto California.
* Manage maintenance operations for the Gallo Arts Center, a County owned building leased by a nonprofit.
* Work with Capital projects on the design and installation of BAS (Building Automation Systems) that are remotely monitored and controlled in all new County buildings.
* Develop detailed bid documents for the replacement of chiller, boiler, and other building systems.
* Prepare and manage an annual operation budget that exceeds $10.25 million dollars annually. My division was able to return $250 Thousand dollars to the general fund during the last fiscal year through the implementation of energy efficiency projects and cost cutting measures.
* Manage an annual $500 thousand capital renewal budget for the replacement of building equipment.
FACILITIES MANAGER 2004 to 2010
Joint Powers Agency, City of Modesto and Stanislaus County Modesto, CA
Manage building maintenance, custodial and security operations for the City of Modesto and Stanislaus County Administration Building. Prepare budgets, bi-monthly financial and security reports, prepare agenda reports and other documents as directed by the Joint Powers Agency, Management Committee. Prepare agenda reports and make verbal presentations as required to the Joint Powers Agency Commission.
* Implemented a new web based CMMS that allowed both City and County employees in Tenth Street Place to submit and track service requests to building engineering.
* Develop preventative maintenance plan and procedures for all mechanical, electrical, and HVAC systems. Implemented PDA features for work order system for engineers.
* Prepare an annual operating budget for the Joint Powers Agency that did not increase spending while increasing security and maintenance services to the building and plaza area.
FACILITIES OPERATIONS MANAGER 2001 to 2004
Pride Industries, Inc. Bay Area, CA
Direct an operations staff of 15 technicians and supervisors, and an indirect staff of 150 employees. Responsible for P & L, safety, custodial operations, landscape, hardscape, clean room custodial operations, facilities maintenance, and project management. Oversee approx. 5 million Sq. Ft., and manage a budget in excess of $ 6 million annually. Maintain Electrical, plumbing, carpentry, HVAC and other building systems for our clients.
* Managed landscape redesign of the Main entrance to Intel Corporations World Wide Headquarters in Santa Clara, California.
* Managed site operations at Intel Corporations headquarters for two years.
* Provide building maintenance and support operations to customers in the greater bay area including Fujitsu America’s US headquarters.
FACILITIES MANAGER 2000 to 2001
ISG BroadBand, Inc. Milpitas, CA
Direct facilities, real estate, space planning, and telecommunications for this national manufacturer of RF transceivers for cable modems. Administer a $1M+ facilities budget. Manage all internal building maintenance: general facilities repairs, HVAC, plumbing, and electrical work. Lead all real estate site reviews, selections, and lease negotiations. Execute all tenant improvement designs and construction projects. Designed and implemented security systems for all sites.
* Reduced the rent 50% through subleasing 9,500 sq. ft. Reviewed executive management’s original three-year lease proposal, then analyzed the headcount forecast and growth projections, ultimately determining that a two-year plan was necessary. Negotiated the lease and obtained a six-month security deposit.
* Saved a projected $10K by performing all space planning and furniture layouts in-house. Located a firm that was going out of business and purchased $30K of near-new office furniture for just $3K.
