Responsibilities:
With this position you are responsible for several operations and employees. Accomplishments:
I really enjoy the challenge of learning of new things. Learn the daily operations of the store, opening/closing store, and new computer program for counting drawer tills. Helping customers find merchandise, and learning at the same time.

Reason for Leaving:

Seasonal Part-t-ime Associate

Responsibilities:
Stocking shelves, zoning area several times during shift (straightening items on shelves, pull items that doe not belong in this area), pickup return items at customer service for your area, take items that do not belong to your area to customer service to distribute to correct areas. You have to dispose of all empty boxes by breaking down and putting them into press to be recycled. You are to do the same with any plastic except it is disposed into trash cans designated just for it. Pull top stock that is needed and place on shelves where it belongs. Open and stock pulled items from picked from storage. Work with customers by locating items for them or just having a conversation with them to help calm them from the stress of shopping.
Learned how to work large inventory displays, keep items zoned in my department, work with others to learn about their department and help with stock/zoning with others.

Responsibilities:
I have many responsibilities throughout the month. They are collect all the rents, write and send letters of unpaid rent, write and post eviction letters, go through court proceedings when necessary, and keep all paperwork current. Paperwork involves making sure all leases are current with all obtaining verifications of income, banking, and benefits to be sure they still meet the qualifications to rent not only for us but must meet HUD qualification for those tenants who receive assistance with their rent. I do move-in, move-out, and quarterly inspections to make sure we keep our homes safe and meet guidelines of HUD. As current bills come to our office, I am responsible for coding all bills that are for my homes and apartments. After coding, I enter them into our program (Yardi), the bills sent to our Accounting Department to process for payment. When have damage to the home it may be a simple fix, or it may be a major expense. If any cost reaches the amount of $2500 or over, we must advertise and we must obtain at least three bids to meet the current procurement rules. Sometimes we cannot get all those bids, but we can show that we have tried with no result before we can continue with less bids to get the job started and completed in a timely manner. In the spring I reach out to obtain bids for mowing all my vacant units and our offices, plus mowing of construction sites. We pressure to wash out homes twice a year, so we must go through the bidding process for this.
Accomplishments:
I have learned many things already in the brief time that I have been employed. I learned how to advertise and obtain bids for renovations, mowing, and pressure washing to meet a procurement procedure. Learned how to write up work-scope on all kinds of renovations of homes. I learned what the procedure of buying rental homes is. Learned more about HUD and its procedures regarding our tenants. I have learned procedures and reports for different board meetings. Learned and worked with Welcome House and Gateway in different areas, who helped the homeless to get back to normal work and home life.
