Project Highlights

New Construction

Overview - Interview and selected both architect and general contractor based on merit, experience and price. Format usually includes three firms in a formal format, electronic marketing review, client references, reputation and review of projects. After selection, we built the following projects below. I have provided information that includes facility name, square footage (SF), cost and details.

1. Corporate Headquarters - 160K SF, $26M This facility is a green field project, precast exterior skin, the facility has 4 floors of 40K SF each with one floor underground. Interiors include a 68’ tall atrium, dense hard wall offices providing seating for 423 people. Additionally, the facility has classified and unclassified labs, plus a data center. Purchased and setup all furnishings. Durations: 16 months.

2. Solutions Complex – Engineering Building, 226K SF, $45M This facility includes 116K SF of secured and unsecured integration bays, tilt up construction that includes both 25’ and 50’ hook height production areas with a 10-ton crane. These bays were used for aerospace and defense hardware. The mechanical system is a ground rotation type that eliminates ductwork and more usable space. ESD flooring is used in labs along with 8” deep slabs to meet our needs in other areas. Installation of multiple large

16’ x 16’ rollup doors allows us the flexibility to expand from bay to bay with projects. Office space made up the remainder of 110K SF including a 200-person conference room. Purchased and setup all furnishing. Duration: 15 months.

3. Advanced Manufacturing Facility - 78K SF, $12M This facility includes offices for 70 people, manufacturing area with ESD flooring, pallet wide doors and inventory for both finished and unfinished goods. Cryogenic specialized piping for equipment and both grounding and lightning protection systems. Purchased and setup all furnishing. Duration: 12 months.

4. 100’ Tall Test Stand - $6M This facility is a 60’W x 60’L x 100’T. The test stand has an 85’T x 30’W fabric roll up door and has no fire sprinkler system since the building had all non-flammable materials. The building is a heavy steel structure wrapped in metal. Duration: 12 months.

5. Rocket Testing Facility - 48K SF, $12M Free span 38K SF 50’ hook height 20-ton crane bay for ULA rocket engines testing. The 10” deep slab with 250 in-slab hardware tie offs, also included cable trenches. Modular furniture office area sat 20 people, controlled inventory area, warehousing, etc. Purchased and setup all furnishing. Duration: 15 months.

6. R&D High Bay Addition for Product Integration - 15K SF, $6M This integration bay was built for the largest E-Beam welder in the western hemisphere. The complex footing layout was 4’ deep in certain areas, ceilings soared to 25’ and houses a 10-ton crane for material handling area. Purchased and setup all furnishing. Duration: 12 months.

7. Facility Storage Buildings – 16K SF, $2.3M This tilt-up building was a simple warehouse and storage building for corporate facility team. However, we later modified this building for an on campus machine shop.

Projects Built in Existing structures

1. Machine and Integration Center. Converted an existing 275K SF distribution center to an off campus production machine shop. This facility built the Hypersonic-launching platform. Brought fire sprinkler system up to code for hazardous work environment, install new equipment footings, provide compressed air/power for equipment, install 160’ L x 60’ W 20-ton crane, upsized building power transformer to handle electrical requirements and changed existing lights to LEDs. Projects: NASA, Military and commercial. Duration: 10 months.

2. Hypersonic Glide Body Assembly Building. Total of 200K SF. 40K SF bay which was built to TS (top secret) classification specifications, this area contains three each 180’L x 20’W x 19’T, 10-ton capacity cranes. Removed existing slab to create footing for new environmental test equipment. Added ground rotation HVAC units, compressed air and power drops for assembly throughout the facility. Completing the building, included TS labs, unsecured labs and offices space for 187 people. Project: Military. Duration: 10 months.

3. Small Glide Munitions Bay. 25’ tall manufacturing bay, 6K SF, TS security level, 10-ton crane with high-speed rollup doors. Project: Military. Duration: 6 weeks.

4. Ordinance Assembly Facility. Design/Build 12K SF building. Location was 100 miles from Huntsville. Required blow out wall panels, 12’T x 2’W concrete blast direction walls, special, safety sensors, explosion proof fixtures, infrared fire protection system, proper OSHA setbacks for safety and coordination with fire department. Project: Military. Duration: 12 months.

5. Telescopic Radar Reverse Engineering Testing. 50’ high bay, 4.5K SF, SCI security level, 400 Hz power generator, 10-ton crane with high-speed rollup doors. Project: Military. Duration: 15 months.

6. Human Lunar Lander System Simulator. 2.8K SF bay required special HVAC, power, compressed air and specialty lighting. Project: NASA. Duration: 3 months.

7. 100kW-class High Energy Laser. 12K SF bay, designed bay/lab to accommodate storage of built units and units under production, inventory area with ESD flooring, special power and compressed air. Project: DOD. Duration: 3 months.

8. Environmental Test Chamber. Installation thermal vacuum chamber and seismic testing equipment. Constructed 2K SF space for extreme conditions material testing during space flight. Project: NASA and DOD. Satellite Test Article Clean. Duration: 5 months.

9. Clean Room. 10K rating, 2.5K SF, 1-ton crane, ESD flooring, TS security level, isolated suit up area and internal observation room. Project: NASA. Duration: 5 months.

EXPERIENCE

Facility and Real Estate Consulting (current)

As a seasoned facility Manager, I represented multiple companies assisting them in projects ranging from 5K to 100K SF. These efforts include securing real estate leases, space management, coordinate infrastructure, overcoming facility issues and furnishings.

Vice President of Facilities, U.S. Space & Rocket Center (duration: 16 months) As a leader in a non-profit organization, I used creative strategic thinking to overcome challenging issues, execute daily initiatives to achieve long-term goals, oversaw master planning efforts to fulfill internal needs, initiate and close real estate opportunities and manage direct reports to ensure facility team success. Orchestrate PM and facility operations for ~420-acre campus with ~625K square feet of structures. Manage facilities to support artifacts, exhibits, classrooms, dormitories, entertainment, fleet management, security, safety for Smithsonian affiliate museum. Reviewed architectural designs for six large projects valuing $72M. In addition, manage thirteen small contractor projects with a value of $2M each or less. Successfully developed and worked politics for the City to donate/build ~$3M on campus road along with creating an ongoing effort to develop and install an Energy Management Program. Lead 45-employee team.

Director of Facilities, Operations and Real Estate at Dynetics, Inc. a Leidos Company. (Duration: 17 years) Represented facility team with information and first impression in sell of 2,800 employee owned company for $1.6B in 2020. As Director of Facilities, our team met multiple critical corporate goals and operational initiatives. Dynetics was in an aggressive growth mode prior to sell. To support growth, we built/managed nine owned facilities and leased 29 facilities in 10 states totaling 1.7M square feet. Spaces consisted of offices, computer labs, classified and unclassified secured areas, and integration assembly bays up to 50’ tall, 10K rated clean rooms, large manufacturing areas, machine shop and ESD certified labs. We operated a production to office space ratio of 49-51%. In most cases, specifications were not available therefore; we performed design/build upgrades. A simple overview of responsibilities include, daily interaction with executive team, manage a team of 25 employees, coordinate large and small projects with architects/contractors, built internal material flow with corporate project managers, created and managed $35M capital and operational budgets, oversaw third party vendors and discussed daily coordinating efforts with IT/Security/Safety Directors. Other items include policy review, master planning, event planning, space allocation, asset disposal, new furniture selection and assembly.
