within the scope of that contract. There is a classification of the reinsurance - Proportional and Non- Proportional. Under proportional reinsurance, one or more reinsurers take a stated percentage share of each policy that an insurer issues. The reinsurer will then receive that stated percentage of the premiums and will pay the stated percentage of claims. In addition, the reinsurer will allow a "ceding commission" to the insurer to cover the costs incurred by the insurer. Under non-proportional reinsurance the reinsurer only pays out if the total claims suffered by the insurer in a given period exceed a stated amount, which is called the "retention" or "priority". A subscription is made when the customer approaches the reinsurance company. When the subscription is bound, it is converted into a policy. In case of a catastrophy, the customer can make a claim. There is also accounting module which takes care of the accounting of the business. The ceding insurer pays reinsurance premium to the reinsurer in exchange for the reinsurance provided. The insurer transfers some of the risk to the re- insurer for which it pays premium to reinsurer.
Project #4
Title Mortgage System
Languages PowerBuilder 11.5, Visual Basic
Database SQL Server
Team Size 4
Project Description
This software has 6 modules - appraisal, recording, info products, property reports, title and closing. Appraisal is the process of estimating the value of personal property prepared by a qualified appraiser. Mortgage lenders require a property appraisal before approving a home loan. Recording is the act of putting a real estate document into the official records at the County Recorders or Recorder of Deeds Office. A title company makes sure that the title to a piece of real estate is legitimate and then issues title insurance for that property. Property reports provide property and current owner information, and include Legal and Vesting, Mortgage Information, Ownership & Encumbrance and Tax Information reports. The “closing” is the last step in buying and financing a home. The "closing,” also called “settlement,” is when you and all the other parties in a mortgage loan transaction sign the necessary documents.
The application is received, credit reviewed and the loan is pre-qualified by the loan officer. He sends the disclosures and requests the required documents from the borrower. The appraisal, title is checked and sent for processing to the underwriter. Underwriting is a process a lender uses to determine if the risk of offering a mortgage loan to a particular borrower under certain parameters is acceptable. The underwriter analyses the credit report to approve the loan. The underwriter evaluates the risk by the three C's - Credit, Capacity and Collateral. A Credit Score is done which ranges from 350 and 850. If the loan is approved then the documents are sent for closing. The documents are sent to title company and the loan is closed. The documents are sent to lender, the deed is recorded and the fund is distributed.
