The Stony Brook University Chemical Research and Laboratory Facility is a 50-year-old facility that is undergoing full mechanical and laboratory rehabilitation. This project includes. Replacement of all HVAC central supply and exhaust air handlers, replacement of backup generators, and installation of new switch gear. Renovation and updating of the chilled water systems to include supplemental chillers and energy recovery units. All life safety systems, including sprinklers, fire alarms, and fume alarms, are being updated or replaced in addition to the complete renovation of a dozen teaching labs and the updating of the hazmat storage rooms. This phase of the project has a budget of just under $90 million and is being funded by the State University Construction Fund. As the Senior Project, my responsibilities included overall project Management, including site logistics planning, supervision of the Field staff, Coordination, Scheduling, and Quality Control.

North Rockland High School Sports Complex Stadium

North Rockland High School is a regional high school with a substantial student population. The existing football, soccer, and track and field facilities were to be rebuilt, and the $6 million-plus job was included. Renovating the existing grandstand and installing a new Visitor Grandstand, which requires the movement of approximately 40,000 yards of material. Managing the on-site water conditions, which were extensive. Replacement of a 7-foot. Diameter culvert, 500 feet long. We collaborated with the design team to value-engineer and modify specific details. To create a higher-quality buildable project. Our responsibilities included on-site management, site logistics, preconstruction activities, and requisitions. As well as all other related construction paperwork. The Stadium at Memorial Field at Mount Vernon, NY

The City of Mount Vernon and the County of Westchester decided to rebuild the stadium. The existing stadium had been demolished eight years previously. What remained was a 14-acre site with grass and some remnants of the last facilities. As the project manager, we were tasked with implementing the provided plans. This became very problematic as the plans did not consider the soil and rock issues, as well as the rock face that needed to be partially demolished. The stadium project was too encompassing. Football, soccer, track and field, tennis facilities, a skate park, and rugby. As well as a 6000 seat. Grandstand. Public Bathroom, Team Locker Rooms, snack bar, and ticket booths. Additionally, a two-sided video scoreboard measuring approximately 1,500 square feet. SBU Indoor Practice Faculty

The Stoneybrook University Athletics Department needed an indoor facility for the Football, Lacrosse, Soccer, Baseball, and Softball teams to practice during the inclement weather. The school decided to build a facility exceeding 70,000 sqft. Landtek's long-standing relationship with the University was tasked with the project. This faculty is a 68,500-tension fabric steel skeleton building 320’ by 190’ and 70’ tall. It is an all-year-round, temperature-controlled (66-degree) Synthetic Turf Field with a support building featuring mechanical and team facilities. This $12,000,000 project was challenging due to the soil and water issues. Responsibilities on this project are the same as on Memorial Field.

The Hoxton Hotel

The Williamsburg Hoxton will be the flagship chain in the US. The project is a 172-room luxury hotel featuring three bars and two restaurants, all of which are underground. I worked closely with the Architects and Engineers to develop the project, as it was kicked off with 45% of the construction documents completed. As the Project Executive, my responsibilities included overall project Management, including site logistics planning, supervision of the Field staff, MEP systems coordination, Scheduling, and quality control.

The Moxy Hotel

This project is a 250,000 sqft gut renovation of an existing 16-story, over 100-year-old building. The conversion to a 625-room hotel required extensive structural steel and concrete work, including the addition of two stories, the installation of new plumbing, electrical, and HVAC systems, as well as the construction of six new elevators, kitchens, and restaurants. All guest floors and room interiors combined wood, millwork, and tile to create a high-end product. Responsibilities included site logistics planning and implementation, working closely with Architects and Engineers to develop the project, providing coordination of Mechanical, Electrical, HVAC, and Plumbing Systems, Scheduling, quality control, and project Field Supervision and Management. This 130,000 sqft. Mixed-use building features four stories of retail space, complemented by 26 apartments located above. This Harlem project provided unique challenges due to local groundwater and soil conditions. In addition to the issues, the surrounding buildings were old and unsound. Responsibilities included project identification, pre-construction in-depth project requirements analysis, site logistics planning and implementation, and working closely with the Architects and Engineers to develop the project. The 241 Atlantic Avenue Retail & Apartment Center

160,000 sqft. This mixed-use building features three stories of retail space and 79 apartments, situated eight stories above the retail project. This project consists of three stories of conventional structural steel construction with concrete decks. The following eight stories are constructed using panelized methods. Responsibilities included pre-construction in-depth analysis of the project requirements, site logistic planning and implementation, finding a qualified contractor for the penalization, working closely with the Architects and Engineers to develop the project, providing Mechanical, Electrical, & Plumbing systems coordination & value engineering, budgeting, scheduling, quality control, and project Field Supervision and Management.

The Bedford Avenue Retail Center

A 260,000 sqft. The retail shopping center project comprises a Whole Foods Supermarket and nine adjoining retail units. This project was unique in that it combined extensive site work, dealing with a large amount of groundwater, with a deep excavation (38 ft) that impacted surrounding buildings, city streets, and the existing two-story open steel structure. Upon completion, the center would feature two stories above grade and two levels underground, with a parking garage situated beneath the retail level. This fast-track schedule involves winter construction. My responsibilities included overall project management during the below-grade phase.

The project is a $ 40+ million gut renovation of a private townhouse in a landmark district. This extremely high-end project required replacing 85% of the building's structural components. The buildings were underdug and underpinned 40 feet into the bedrock to accommodate a pool, home theater, and mechanical and service spaces. The party wall between the buildings was removed and replaced with a monument frame for five floors. ABA provided its full range of services to the General Contractor, C Stasky Associates, including site supervision and coordination of architectural, structural, and MEP services. This fast-tracked project involved a complete renovation of 115,000 square feet of the existing building and a new addition of 90,000 square feet. The two buildings were designed to connect on three loors, spanning 112 feet of open loor space. The owner was set to occupy the existing building within 90 days. Project responsibilities included coordinating with mechanical trades, foundation, structural steel, and precast concrete curtain wall; coordinating site work for excavation, drainage, utility installation, and paving; supervising three superintendents and all trades; and planning project logistics.

Pfizer Headquarters Lobby Renovation

Hixon had a design for the space, which needed to be buildable. Working with the Hixon and Pfizer design teams, I aided in creating the bid and construction set of documents for the project. At this point, Hixon Design became the project's construction manager. I was responsible for preparing initial estimates, budgets, and schedules; bidding on projects; awarding contracts; and overseeing construction. This high-end project included a 16,000 sqft. Stain-glass ceiling, extensive marble, millwork, stainless steel, extensive refinishing of stone and terrazzo, and a significant restoration of a large metal mosaic artwork. The project had to be built while keeping the lobby accessible to the Public.

This unique project involved a gut renovation of 26,000 sqft of museum space to create a multimedia, hands-on technology lab. It was a design-and-build project with a budget of $30 million. ABA provided the prime contractor, Rathe Productions, with a full range of services, from design to field management.

A 102,000 sqft. The shopping center project comprises Edward’s Supermarket and six adjoining retail units with rooftop parking. This project was unique in that it combined extensive site work with a fast-track schedule that involved winter construction. Luxury Fifth Avenue

This high-end gut renovation involved extensive millwork, marble, and plasterwork. The building's requirements were stringent regarding deliveries, working hours, and noise levels. This renovation was completed with minimal problems. Super Stop & Shop- Sayville

Prepared initial estimates, budgets, and schedules, and started construction for this 78,000 sqft. This Out-Of-The-Ground addition to an in-use existing shopping center was Logistically Challenging. The project involved the demolition of an existing 48,000 sqft. Structure, the renovation, and the addition of 12,000 sqft. To an existing operating Ben Franklin Craft store and extensive site redevelopment, including new sewer and water hookups. Super Stop & Shop – Roslyn

Prepared initial estimates, budgets, and schedules; made the buyouts and started construction. This $14 million project was proceeding on schedule and budget until an adverse community reaction and legal action caused a work halt after extensive site work, piling, and foundations were completed (approximately $ 3 million of work had been installed).

We have prepared the initial estimates, budgets, schedules, and buyouts for this fast-track project. This was the first COSCO built on two levels with moving walkways and a truck elevator.

Roosevelt Hotel Renovation

Prepared bid documents and budget estimates, analyzed bids, and prepared contract documents. Negotiated the scope section of the contract and was a vital member of the final contract and negotiation team. The project involved a comprehensive renovation of 1,050 guest rooms, bathrooms, hallways, ballrooms, and public spaces, as well as the upgrade of life safety systems.

Marriott Marquis Times Square

A fast-track replacement of the main entrance granite driveways, with the hotel in full operation. The work needed to be done while keeping the entrance open and traffic flowing, with consideration for minimizing noise, as the entrance is located under the 2nd-floor restaurant.

Glen Oakes Country Club Ballroom and Kitchen Renovation This three-million-dollar-plus gut renovation featured a highly architecturally detailed ballroom with plaster domes and vaults, intricate millwork, and meticulously detailed iron railings. The kitchen underwent a complete renovation, including new tile, ceiling, and kitchen equipment, as well as a bakery renovation. The project was completed within the scheduled four months.
