• Administered the release of funds pursuant to special escrow agreements. Reviewed all loan documents, settlement statements, GL reports, and closing memos. Obtained and reviewed supporting documentation to confirm all special escrow agreement conditions were cured. Ordered re-inspection and engineer reports, obtained certificates of occupancy, AIA reports, residential and commercial leases/estoppel certificates, SNDA agreements, Certified DHCR, pulled HPD & NYC DOB violations, compare current rent roll to prior rent roll to track trend, PDF printouts from internal loan servicing systems. Processed full releases of funds, partial releases of funds based on AIA reports and engineer inspections of work in progress, partial release of funds based on specific cured conditions if there was a hardship. Applied special escrow funds to UPB when requested by senior management due to a foreclosure.

• Generated the detailed memos and transmittal forms, submitted generated ADOBE PDF package which included detailed memo and transmittal, escrow agreement, supporting documents as proof conditions were cured, to senior management (VP/SVP/SEVP) for approval to release special escrow funds per policy and procedure. • Proactively collaborated and developed relationships with CRE/RMU borrowers, management companies, attorneys, inspectors, engineers, portfolio management, credit analysts, loan officers, loan origination team, personal bankers and senior management.

• Requested and reviewed required yearly financials. Reviewed annual loan reviews (ALR), loan documents, appraisals, confirmed note covenants and required account minimum balances were met, collected monthly payments, non-usage fees and minimum required balance shortages, ensured loans were in good standing, resolved any quality control issues if found.

• Processed Debt Reserve Account unlock requests, reviewed last ALR LTV & DSCR and if any 1-10 risk rating classification fluctuation, 1 being excellent - 6 being watch, confirmed required account balances, Reserve Agreement termination requirements, generated a new debt service coverage ratio (DSCR) based on current operating statement or certified tax return, and a current rent roll, confirmed the loan and the Note covenants were in good standing. If required, confirmed three to six months of 90% monthly rental income was collected and deposited into operating account. Submitted the recommendation for account unlock packages for approval, confirmed account was unlocked, notified borrowers and saved completed pdf file.

• Responsible for LOC Advances for CRE and RMU loans, monitored maturity dates, trend analysis of most recent ALR, obtained current financials, generated new DSCR, confirmed note covenants were met, confirmed 1st mortgage loan and LOC loans were in good standing (DMI and MISER). Confirmed water/sewer and RE taxes were current. Generated LOC advance request ADOBE PDF packages with memo, transmittal and supporting documents for approval which also included MISER PDF printouts. Uploaded transaction to ARCHER and confirmed completion. Advised borrower same. Save final ADOBE packages, updated and maintained LOC excel tracking report m/m and y/y. The yearly average was 70 LOC advance requests and $20MM advanced. Average single advance ranged between $25K to $3MM.

• Responsible for OREO properties, updated legal status on OREO tracking weekly and committee reports for properties acquired, properties sold at auction, auctions pending, auctions canceled, foreclosure judgments pending. Attended attorney monthly meetings with foreclosure collections team. Advertised OREO properties available to investors, obtained required documents to generate upset bid prices, obtained sales contracts, oversaw the disbursement of proceeds from properties sold at auction, generated holding cost budgets, 1099 forms and loss recognition.
