Allied Housing Solutions: Project 43311
I enhanced standardized business processes (in Construction Management) by using a WBS (Work Breakdown Structure). The WBS was referenced in the Statement of Work that meets code compliance and quality standards to make necessary Renter/Occupant accommodations for profit. I developed a CPM (Critical Path Method) to provide Workforce Management in cross-functional teams using Site logistics, and Constructability Reviews. I commissioned lessons learned to bolster company confidence, moral and ethical practices.
●Initiate - used SSD (Site Specific Data) to present BIM (Building Information Modeling) and BMS (Building Management System) to Owner/Stakeholders and secured a 10 year legal contract and large initial investment based on Lifecycle Cost Analysis (LOC) in procurement. Allied Housing Solutions: Project 43302
Objectives Complete renovation plan for home re-sale ensuring Owner profit and business development adopting Agile and SAFe project methods. Create a contractor roster to serve in every project phase from initial home purchase to home sale, documenting quality assurance, safety practices and ensuring liability coverage. Determine scope of work and completed a thorough property assessment with key stakeholders to document project deliverables, execute a risk assessment, and overcome Stakeholder assumptions and objectives while “under promising and over-delivering in a safety first environment”.
●Initiate Developed Project Charter which included project timeline based on secured vendor/contractor and material suppliers agreements. Bolstered relationship between Stakeholders, Owner and Suppliers by organizing and presenting a well-defined plan of action while highlighting a commitment to safety and security in a reliability plan that clearly communicated an effective approach to eliminating project obstacles and ensuring met deadlines
●Plan I completed a feasibility study to assess remodel options based on target audience. The Stakeholder changed the scope of the project to transition property from a single-family unit into an assisted living facility. I developed a plan for Owner to ensure security; installing motion detectors and keyless entry. Arranged meetings with local government to ascertain feasibility and familiarize Owner with assisted living facility requirements.
●Execution I coordinated schedules with various contractors and material transporters, to assess debris removal strategies in compliance with Abestos Abatement and Hazmat requirements. I met deadlines and documented sales and expenditures despite interruptions and project milestone changes. Held lessons learned meetings with Owner to discuss how lessons learned in Project 1005 could be applied to Project 43302 and future projects. Monitoring / Controlling - Conducted Scrum meetings with Owner and contractors to ensure project transparency. Daily Scrum meetings were crucial as Owner vacillated on SOW. I adjusted the budget to account for needed security. I adjusted standard procedures to mitigate vandalism.
●Closing - I presented an overhaul strategy to standard procedures of home buying and selling, creating a detailed proposal to include necessary measures in all future sites by examining lessons learned. I presented a Matrix that streamlined the application and decision process for prospective buyers. I conducted a closing meeting with the Owner to discuss the adoption of necessary standard procedure to protect the company assets, decrease liabilities, increase safety, and build Stakeholder relations.
Outcome: Stakeholder repeated a 10 year contract project which closed out successfully in 2024 at more than $304,600.00 Owner profit with an added $33,400.00 security fund at 0% Owner interest toward next project
FEMA: Project
The project objectivewas to assist 36 counties inOhiowith disaster relief priorities, associated with flooding. My role in the project was to lead a team to successful submission
of complete grant applications within the Public Assistance model. As part of initiating, I participated in extensive training to memorize and learn highly detailed and specific
parameters. I assessed the project deliverables, determined the priorities of all stakeholders, and documented numerous risks, assumptions and constraints. As part planning, my
job entailed creating a WBSto determine deadlines and human resource needs throughout each phase of the project. I scheduled and facilitated a kick-off meeting with
stakeholders (Mayors, Trustees, County Engineers, etc.) I facilitated the new resident's application process to obtain all required legal documentation (Such as insurance policies,
work logs for work performed, and estimates for repairs). As part of executing, I interviewed all applicants and facilitated their grant application process, to meet all legal
parameters. Iexecuted the WBSand communicated regularly with all stakeholders to ensure deadlines were met. I communicated with my cadre and staff supervisors through
daily scrum meetings and assisted program delivery managers as time allowed. As part of monitoring and controlling, I identified and appropriately resolved change requests and
scope creep. I used the risk management plan to manage the budget, timeline and implement approved actions and changes. In close out, I worked side by side with validation
specialists to ensure that the proposals met certain standards and guidelines and that funds requested were reasonable in comparison to reported damages. My proposal to
move from a paper formatted procedure to a remote procedure was initiated, presented and successfully adopted. Overall, all 36 applicants completed the improved remote
processes and received the much needed disaster relief, which impacted all counties served. The project outcome was excellent, with all project deliverables for recovery met on
time and within budget. I was selected to assist other program delivery managers with preparing for the next disaster and received further training and a complementary career
assessment with TaskForce Leaders. I received three recommendations from my employment and the remote practices I proposed have been adopted throughout the
organization.
