Develop Departmental Policies and Procedures:

Tested and trained city staff across all departments on the PMIS (Project Management Information System). I continue to train and assist as an instructor in my department. This is a City-wide mandated system to put all City projects into one system that informs the City Council, Mayor, City Manager, and all Directors and Deputy Directors of projects and their status.

I helped develop, test, and implement the department's invoice tracking system and coordination with Munis.

I created, instructed, and implemented policies and procedures during the Covid Crisis for the operations of the health department, and the building and outfitting of the Clinical sites to offer vaccinations to the public. Worked with City Leaders, Organizations within the City, Developers, and citizen groups to find locations, gather volunteers, and set up clinics. We treated all of Alexandria’s citizens and coordinated with State and Local officials for tracking of all the vaccines given. I prepared, organized, and implemented systems to allow for proper spacing for citizens, check-in procedures, and waiting areas after vaccinations.

Budgets and Reporting:

I prepared budgets and create bid documents for projects in my facilities.

One project that was just completed was the skylight and storefront glass replacement at Chinquapin Recreation Center for 1.8 million dollars. I am currently managing the project that I bid for the exterior brick and bluestone removal and waterproofing as well as the glass window and door replacement at the Beatley Library for 1.5 million dollars. I am working with an Engineering firm to determine if we can switch the location of the HVAC units at the Lee Center and reduce the amount of ductwork on the roof which will help with heating and cooling not being lost from the roof ductwork.

Grants:

I assisted on a project outside of my facilities. The Dash Electric Bus charging canopy. I have been asked to help with the Storm Water and design-build ITB. I am working with Transportation and environmental services to help them keep the grant they have and obtain 30 million in grants for power grid upgrades from the local municipality and the state.

I worked in the department as a capital project manager, managing the development and execution of Capital Improvement Projects (CIP). I am driving over twelve million dollars in projects from inception to completion. Several of these projects are ongoing simultaneously. I write ITB and ITQ for feasibility projects, professional services, and construction projects. —SUCCESSFULLY MANAGED HISTORIC PROPERTY RENOVATIONS. Worked with BAR (Building Architectural Review) to renovate the historical home in Alexandria and ascertain which items were under Historical vs. Building and Planning. Currently working on renovating a 3-story commercial/residential building in Old Town, dealing with historical restrictions and need to bring building under current codes as much as possible. Coordinated vendors; scheduled and attended all inspections; worked with city authorities and designers to resolve historic preservation issues and water containment; and monitored and submitted tax credit forms.

—RENOVATED 323,000 SQUARE FEET OF INTERIOR SPACE for Hogan Lovell's law firm at Metro Center, 555 13th Street, NW Washington DC. I helped meet LEED certification for building and buildouts on six floors. Worked with managing partners to coordinate moving employees from existing space to swing space to permanent space. I designed/implemented ways to tie into existing building systems, electrical and mechanical plumbing, and keep occupied floors working with minimal disruption and also worked within tenant improvement budget to ensure appropriate and paid-for items. I served as General Contractor, responsible for all subcontracts issued and compliance with plans and budgets. Renovated President and Vice President offices, working off-hours to minimize the impact on the firm. Project value: $523,000.

—SUCCESSFULLY MAINTAINED LAW FIRM SPACE. Engaged in strategic planning and worked with Hogan Lovell's partners each Wednesday, planning a list of action items. Developed contract requests with supporting justifications for projects addressing 30,000+ sq. ft. Estimated value to perform the maintenance items with in-house and subcontractors and provided pricing. Developed maintenance checklists and standardized pricing for tasks. Worked with cleaning vendor to change several things, reducing wear and tear on the building. Example: changed vacuum cords from black to white, which ended the markings the cords left on corners and walls.

—ADDRESSED PIPE BURST / EMERGENCY WATER CLEAN-UP during 2010 "Snowmageddon." Two days before the snowstorm, Hogan Senior Management shut down the D.C. office for emergency water cleanup on the 11th, 12th, and 13th floors. They discovered a burst pipe in the penthouse, flooding 5,000 sq. ft. of the 13th floor, the main conference room on the 12th floor (4,000 sq. ft.), and offices on the 11th floor (1,000 sq. ft.). Immediately began removing water and all items from affected areas; removed and bagged wet material; demoed site from all water-damaged materials. It continued during the storm, putting crews up in the Hotel Harrington and working on damaged areas while the City was closed. Completed project while D.C. was shut down. The office was ready to reopen when the City opened back up.
