RE - Introduction/Cover Letter: Colliers International – Seeking Employment Skill Focuses: Appraisal Reviewer // Appraiser // Litigation Support // Real Estate Topic Expert // Project/Event Coordinator Identification: Brian A. Ginter, CCIM - Certified General Appraiser (VA / DC / MD) I am writing to introduce myself and the comprehensive real estate services I provide. As a real estate topic expert, CCIM, Certified General Appraiser (VA / MD / W.DC), with over 40 years of experience, I am excited to share how my experience can add significant value to yourself, your clients, and/or your organization. Primarily seeking full-time employment but would consider contract work or independent Review/Consulting engagements. I really valued my time and experience as the Primary Complex Appraisal Reviewer and Consultant, for over eight years

(65 hrs. to 70 hrs. a week), for United Bank. While it ultimately wasn’t the right long-term fit, it gave me clarity on the type of environment where I thrive and where I can bring the most value. I’ve come to realize that the most rewarding part of my job was working with the appraisers throughout the process. I am looking forward to bringing that combination of my banking and appraisal experience to a firm that will appreciate the benefit this provides them. My diverse background equips me to navigate complex challenges and contribute immediate value to any real estate organization. • Engaging with Market Participants: Extensive experience communicating with market participants (ALL Stakeholders), to gather actionable intelligence, at any private, corporate, or governmental level.

• Supervisory / Training / Education: Experience evaluating, mentoring, developing, and training staff at ALL aspects of the valuation process (feasibility, acquisition, developing, selling, valuing, financing, etc.). Recently developed an Appraisal CE Class for a major provider // FYI - I have over a terabyte of data including over 50 power points developed for training bankers, appraisers, Realtors, private lenders, and investors. Base Expertise – My skill development spans roles as a realtor, appraiser, contractor, developer, commercial lender, Chief Appraiser, Board Member (RMA / AI / CCIM), active investor, and facilitator for real estate, businesses, and performing/non- performing note sales. This diversity, coupled with multiple appraisal licenses, and the CCIM Designation, equips me with extensive knowledge and experience in fields of valuations, construction, development, environmental risk, litigation, financing, regulatory compliance, business enterprise (Going Concern), non-realty tangible & intangible assets, and fractured asset resolution. My unparalleled passion for the real estate industry drives my commitment to delivering exceptional solutions to unique and complex real estate challenges.

Additionally, as a seasoned real estate professional who has dedicated over 40+ years to the profession combined with the Six Sigma “Black Belt” Certification, primary Board Member (20+ years) for a major international sporting event, and owner of restaurant/event venue (weddings / music events / festivals / etc.) I bring a deep understanding of project development, event coordination, and team management. I excel at leading initiatives from concept to completion, consistently identifying the most effective strategies to deliver results on time and within budget. This is accomplished by applying personal skills and experience and by ensuring the right people (Team) are in the right place at the right time and providing them with the necessary systems, support, and management needed to accomplish the task. Secondarily, I want to work on expanding current and potentially adding new profit centers to CBRE’s service offerings. The goal would be to Collaborate with regional and National leadership to expand Colliers’ footprint not just in the Richmond and broader Virginia markets, but Nationally.

Banking - Increase Consulting Services to Financial Clients: Often called upon to develop solutions to complex real estate challenges, address **“The Three Questions - Lending”, consult/determine the validity, feasibility, best structure, of real estate project being considered, address impact/risk from environmental issues, consult on issues of regulatory compliance (policy & procedure), and opine on all questions - real estate. This often includes working with all departments Appraisal, Credit, Lending, Special Assets, and Senior/Executive Management within the organization. Attorneys – Contribute to the Litigation Support Services offered by CBRE: Develop and provide in-depth real estate topic guidance that only years of experience brings to the table. Knowing the difference and when to apply Consulting Services vs Expert Witness Services is critical. All Litigation Support – Consulting and Expert Witness Services are engaged on a

Realtors / Investors / CPA’s - Contribute to the Support Services CBRE Corporate provides to their Real Estate Sales Staff: Develop and provide solutions to complex real estate challenges. Customized services addressing Estates and their Beneficiaries. Special/Customized analytics and education programs developed for Realtors and Investors. I have developed unique, customized, specialized programs/services, addressing specific client challenges and projects. Some of which are identified below and may offer additional service options:
