I presented my work on master planning and capital planning for large public and private real estate portfolios at Harvard Law School.
Below are highlights of my professional experience: I currently work for the Concourse Federal Group as the Program Manager for the Greater Los Angeles Veterans Healthcare System. My role includes managing a team of subject matter experts in healthcare planning, space planning, engineering, interior design, information technology, and real estate.
My projects include supporting the United States Army Core of Engineers (USACE), the VA Medical Center, and the Architect on strategic planning, and the development of a new 450,000 SF Critical Care Hospital and support facilities for the Veterans Health Care System estimated at $1.5 billion when completed.
Other projects include redevelopment planning of over 350+ acres of Veterans Housing and supporting functions on the North Campus of VA West Los Angeles.
The Aerospace Corporation - (National Scope)
I served as the Enterprise Strategic Facilities Planner for The Aerospace Corporation. I developed the first ever Enterprise Facilities Master Plan in the company’s 60-year history. The plan consists of a 10-year capital improvement plan to modernize, maintain, grow/reduce owned and leased assets of over 2-million square feet. In addition to planning, I developed the capital improvement budget to support the strategic plan. My role also included analyzing real estate assets and developing programs for new leases. I spearheaded “The Future of Work” program with people operations, technology, and an executive leadership team for Aerospace to move staff to hybrid and remote work arrangements to upgrade and modernize existing facilities. The work involved collaborating with every division of the Aerospace Corporation which included over 6,000 Aerospace and Government Staff nationally. The facilities scope includes various levels of classified and unclassified space.

I was responsible for managing a professional staff, budgets, and the master planning effort for dozens of educational clients throughout California for their multi million Bond programs. Master planning included an organizational summary, 10 year+ demographics analysis, local and statewide financial conditions and trends, existing plans and conditions, development of appropriate master plans to include new construction, modernization, deferred maintenance, repurposing, other safety and code compliance upgrades. I successfully planned capital projects totaling $4 billion for 5 California Public School Districts. I have also served as the Executive Director of Facilities, Maintenance & Operations, and the Director of Facilities at two Ventura County School Districts. At Conejo Valley Unified School District, I was responsible for facilities management, modernization, deferred maintenance, and technology services at 33 K-12, special education, alternative education, and adult education sites. My responsibilities included directing a staff of over 150 members, with 10 direct reports in planning, technology, maintenance, grounds, custodial, and internal office personnel. In addition to internal district facilities programs, I managed the professional services agreements, DSA submittals, construction projects, making numerous Board presentations and other public presentations. At Oxnard School District, I was responsible for 21 schools and 4 support sites.
I served as the Master Planner/ Facilities Development Manager for the Los Angeles Unified School District I worked with LAUSD Facilities for over 10 years on design, project management, construction management, and long-term strategic master planning. I led efforts to master plan campus projects at over 800 hundred schools, including initial planning for Measure Q, 7 billion voter approved Bond to master plan and modernize existing schools.
Prior to implementing the master planning program at LAUSD, I wrote Modern Concepts for Los Angeles Public Schools as my graduating final project at Harvard University’s AMDP Real Estate Program The document was presented at Harvard University and subsequently served as a strategic base for master planning future needs at over 800 schools As a follow up, I completed Master Planning Los Angeles Public Schools, 2013 which illustrates the implementation of a comprehensive Master Planning process, education, bond programs, facilities, Division of the State Architect and future planning goals for every campus in LAUSD. I served as the Capital Planning Manager at Jones Lang LaSalle (for the Amgen Life Sciences account headquartered in Thousand Oaks, California). My work included developing a customized Capital Planning process and decision-making tools for Global Business Owners in North America and Europe for long range planning on GMP and GFOE Facilities. The process included evaluating, estimating, recommending, and prioritizing projects on 8 campuses. The portfolio included 13 million square feet. In a cross functional partnership with Amgen, I developed over 100 projects exceeding $60 million annually. Educational Background

In 2017, I completed California Lutheran University’s, Institute for Leadership in Education.
