The onsite maintenance coordinator is responsible for the timely completion of coordination of vendors, routine repairs, maintenance requests, overseeing architectural review requests, and work orders throughout the community. This position will work directly with the Property Manager to ensure a high level of customer satisfaction with the client.
Update and inform the Board monthly of pertinent information regarding the Subdivision.
Assist the Board in preparing recommended specifications for repairs and improvements.
Supervise all subcontractors to ensure they complete the work timely and properly.
Diagnose the problem and prepare a work order specifying: the problem; appropriate solution; who is to complete work; and time schedule for completion.
Complete minor repairs and maintenance work orders costing less than $500.00 at Tessier’s discretion using their own personnel or outside vendors.
Establish a weekly report for the board detailing all maintenance that was done the previous week.
Set up and complete an annual preventative maintenance schedule and work program.
Perform or cause to be performed emergency Common area repairs necessary to protect and stabilize the Subdivision property and protect Owner’s safety.
24-hour emergency phone number where, in the event of an emergency requiring management assistance, Owners may contact Tessier after hours and on weekends
Architectural Review Services to include submitting architectural review requests, uploading documents.
Tracking communications between the requesting homeowner and the Board.
Review plans to ensure conformance with the Association’s covenants, guidelines, procedures and restrictions.
Attend a pre-construction meeting with homeowner and contractor.
Make two site visits each month during construction.
Attend a post-construction meeting with homeowner and contractor.
Maintain accurate records regarding preventative maintenance, repairs, work orders, work-in- progress, make-ready status, receipts, etc.
Provide excellent customer service to residents and staff.
