Payroll: Extensive experience with US payroll regulations in specific operating jurisdictions. Property leader expert with exempt vs nonexempt employees and applicable requirements. Responsible for processing all aspects of payroll for the past 25 years.
Accounting: Responsible for all A/R collections, to include previously amounts marked as bad debt. Established processes to ensure timely payments and recognized as a leader in the collections process. This led to mentoring for many other property managers on proper AR procedures. 98% of all A/R accounts were collected within 45 days. Additionally, ensured all general ledger activities processed in accordance with company policies.
Accounts Payable: Ensured all invoices processed according to our accounting standards within the month. Familiar with appropriate tax rules and accrual-based accounting. Reclasses & accruals were processed if needed for that month on time. Proper departmental coding utilized and trained others to utilize to ensure the P&L accuracy by each accounting cycle end. All vendors always paid within 30 days of invoices via check or via P-Card
Budgeting: Responsible for creating and controlling the annual budgeted P&L statements and capital expenditure budget each year. Focused on strategic priority items for the next 10 years. Capex projects range from several hundred thousand to multimillion dollar investments. Responsible for producing the annual budgets with quarterly updates to ensure budgets were achieved or overachieved. P&L management ranges from a few million to $25m. Worked hard to exceed topline and bottom-line targets on a consistent basis (only missing targets 4 times in 17 years). Achieved 110+% of my bonus potential earnings for the past 7 years in a row (excluding 2020).
