With approximately 26 years of experience in property management I have developed a comprehensive career in the leadership of residential property operations. My broad and diverse experience in the apartment arena, to encompass both Affordable and Conventional housing has afforded me the opportunity to master and relate to this industry in a way that many others cannot. My ground up experience as a leasing professional all the way to Sr. Regional Manager, allows me to develop team members and or new talent to promote by way of using consistent communication as well as KPI’s with follow up to see maximized revenue within my assigned portfolio. I have deep roots in the apartment industry to include asset management involvement.

I have many years working in Luxury housing, senior housing, affordable family, new construction, basic rehabilitation projects, Section 8 housing, RAD, Work Force housing. The plethora of versatility in my experience combined has contributed to my industry growth. However, due to a recent change in circumstance I am now looking for a new position offering greater challenges and willing to relocate to Ohio. I have seen that my careful attention to detail, and my ability to lead and leverage my professional acumen Is what I thrive on and has proven to be one of my greater strengths. In addition, I am confident tassets my grass roots methods would contribute at a macro level to be an asset to the company enabling the portfolio that I am assigned to thrust forward any progressive change where needed and or improvements where necessary with a result of increased revenue while protecting the asset and reducing liability.

Just a brief mention of Some highlights of my career accomplishments:

Regional manager with the Related Group from June 2019 through August of 2021.

I Worked with a portfolio of 8 High-Rise apartment communities all of which were HUD and Senior housing. All the buildings have undergone multiple REAC and MOR inspections, passing them all seamlessly with a close out rate of a minimum score of 98 and in most cases 100%. This was accomplished by having quarterly “hard” inspections in coordination with the regional maintenance director, onsite maintenance supervisor and the onsite Manager. Additionally, per the LIHTC audits having never received an 8823 in my entire career.

Regional Manager from September 2014 through May 2019

As the Senior Regional Manager for Tzadik Acquisitions LLC I have led an effort that increased the cash flow of a 7-property portfolio, from a negative NOI to a positive cash flow by year end of 35%. Developed and designed a renewed corporate structure that was adopted and is still the organizational structure utilized today. Additionally, I led and supported a team of 4 RPMs to see their assigned portfolios on a steady progressive track to include everything from people management and all other support efforts. This was able to be achieved by stellar communications on an ongoing basis i.e., weekly zoom meetings.

Multi-Site Manager, Concord Management April of 2010 to September 2014

Successfully led a portfolio of 5 sites, transforming the troubled and poor performing assets converting them into profitable and high performing assets. Partnered with staff to reduce operating debt as well as improving asset income.

Cut operating expenses within three months of taking on project responsibilities.

Oversaw training and retention efforts for existing staff, aiding in the improved performance of the property.

Regional Property Manager for Lincoln Property Company/CCH Development: Luxury/conventional mixed with LIHTC. May 2005 to April 2010

I directed all property reporting efforts that aided in decision making for executive leadership. This was as I reported directly to the CEO as well as making overall daily operational decisions as part of the startup of the newly developed management company. In addition, I was responsible for a total of 8 properties. These properties consisted of no less than 250 units per property.

Area Manager/Regional Manager for Banyan Realty Inc., September 2002 to May 2005

I operated a portfolio of properties that maintained 100% occupancy and a 1 year long waiting list.
