Spirit of Texas Bank (SOTB) (9/2018 - 5/2022) – Director of Bank Owned Commercial Real Estate. Involved direct communication with CEO and In-house Counsel on all commercial properties/corporate real estate assets, including ten (10) Bank branch office buildings with multi-Tenant occupancy. Marketing efforts via CoStar/LoopNet on all available office and retail properties for lease or sale. Also involved direct target marketing to specific Tenant profile, as per location. Retaining a consistent high ninety percent occupancy each year with approximately forty (40+) Tenants. Negotiated and administered new lease contracts and lease renewals. Supported continuity between General Contractors, Architect and Vendors on new and 2nd gen construction build-out. Excellent verbal and email communication on Tenant relations, including but not limited to coordination with facility management on specific Tenant related issues.

Real estate portfolio also included thirty-eight (38) Bank branch only, office and retail locations statewide. Implemented and managed all real estate tax valuations/protesting on SOTB owned properties. Maintaining and in most cases lowering valuations, thereby tax expense savings, as well as CAM audits for the reduction on property expenses.
Monthly financial/operational reports provided on specific and/or over-all real estate portfolio. Active involvement on due diligence of branch expansion/site location, acquisitions, as well as marketing/sell efforts on branch location divestment. Spirit of Texas Bank was acquired by Simmons Bank (Little Rock, AR) in April 2022.
