CMC Properties 4/2024-9/2024

Commercial Property Manager

● Managed the operations and financial performance of CMC’s largest commercial assets, including 6 office buildings, 5 warehouses, 22 flex spaces (retail/office/light industrial), and a school building. Managing a team of five, maximized NOI, occupancy, and tenant retention by training the team on leasing and closing strategies, management best practices, and discovery tools for identifying the “why” behind tenants vacating or selecting a competitor. Continuously evaluated and comped our amenities, property finishes and quality, and developed long-term capital improvement goals from day one.

● Through seeking and identifying opportunities for ancillary income, cost reduction, lease negotiations, and establishing a mindset of world class customer service for our tenants, grew occupancy by approximately 10% in the first 90 days.

● Increased occupancy of @580 in Cincinnati’s central business district from the 60% range during lease-up to 99.7% upon completion, including all 2BR penthouse units which set a rent record for the city at up to

$5,495/mo. Timeline for this accomplishment was approximately 6 months.

● Developed an outreach marketing program that built relationships with local businesses to promote @580.

● Created marketing materials and graphic design mockups for wall advertisements and table tents throughout the building and at restaurants on the street level, such as Prime Steakhouse, Wahlburgers, and Street City Pub.

● Spoke at management meetings about the implementation and efficacy of new CRM software, iLoveLeasing.

● Raised occupancy from about 70% to over 90% at Latitude at Deerfield Crossing in less than 6 months.

● Planned upscale events and mixers for residents in order to drive occupancy through resident retention. Rookwood Properties 4/2009-9/2016

● Started as a part-time Leasing Consultant, quickly moving through the ranks into multi-site management.

● Acted as liaison between construction contractor and upper level company management during renovation or construction of various communities.

● Was responsible for management of renovations at a distressed asset 98 unit property and received the Top Business Award as well as Business of the Month award from the City of Forest Park.

● Skilled at detecting changes in market conditions and proactively preparing for and adapting to those changing needs. When I began my tenure at Rookwood, I noticed the portfolio had always been heavily weighted with retail and commercial/mixed use developments, but was able to convince ownership that we needed more diversification and to subsequently purchase or build more residential developments.

● Represented Rookwood in court proceedings for 1st and 2nd causes of eviction, as well as for tenant claims.

● Worked at over 15 different multifamily communities during my tenure, ranging from 54 to over 200 units in either leasing or management roles.

● Maximized occupancy, net operating income (NOI), and return on investment (ROI) while minimizing operating expenses.
